A human emerges from their corner of the internet interested in a listing I’ve just shared about.

This type of wide visibility is just ONE reason social media is a tool I employ when listing a home.

Here are a few other reasons I won’t list a home without it...

Another chance to show off your home Social media is all about the visuals. It's a great place to tease listing photos and videos, which creates a buzz, encourages re-sharing, and gives buyers a better sense of the property before touring it.

Behind the scenes

One thing humans love? Feeling like they’ve got backstage access to the inner workings of something. Instagram stories are the best place to take viewers behind the scenes on new listings. Plus, it’s a quick and casual way to share updates about the home.

Quick and easy to connect
From the moment I share a post about a new listing, the doors for communication are propped wide open. Interested buyers (or their agents) know they can reach out. Social media removes the friction for asking questions, requesting info, and scheduling showings.

Screen on the Green is officially back, and every First Friday this summer, they’ll be showing family-friendly movies right on the lawn at The Mill on Etowah.

Just bring a blanket, lawn chairs, and your favorite people for an easy summer night in Downtown Canton.

Movies start around 7 PM, and honestly, this is the perfect excuse to grab dinner at The Mill beforehand, walk around downtown, and then settle in for a movie outside.

Great for families, date nights, friend groups, or anyone looking for something fun to do in Canton that doesn’t cost a thing.

Most Canton buyers focus on negotiating the list price and miss finding leverage in other areas.

Meanwhile, the levers that can save you the most don't touch the list price at all.

Ask the seller to buy down your rate. This can save you tens of thousands over the life of the loan.

Then there's the repair credits. Instead of going back and forth over who fixes what, ask for a credit at closing.

You keep the money, choose your own contractor, and what it looks like when it's finished.

Don't forget to ask what stays with the home. Appliances, furniture, window treatments—these are all negotiable. (And that's money you don't have to go spend later).

And most importantly: talk to more than one lender. I've seen the same buyer get wildly different rates just by making two extra phone calls.
