Most sellers don’t lose money because of the market.

They lose money because of positioning that they bully a weak agent into 🤷🏻‍♀️

Pricing isn’t about testing a number to “see what happens.”

It directly determines how many buyers even see your home in the first place.

And once you miss that initial exposure window, you’re no longer negotiating from strength.

You’re reacting.

The first 14 days on market carry the most leverage. That’s when urgency is real. That’s when buyers are watching closely. That’s when competition works in your favor.

Overpricing to “leave room” feels safe. But in reality, it often shrinks your buyer pool, slows momentum, and leads to price reductions that weaken your negotiating power.
