I had the question this morning - But what's crazy - I didn't have my link to send them because I was at a networking group: “So… how’s the Single Family home market really doing right now?” here’s what the numbers are telling us, not the headlines.

From the latest Altos Research report for our area, Single Family homes are showing a median list price that reflects a market where sellers still have confidence, but buyers are getting a bit more breathing room than they had at the peak. Inventory has been holding relatively steady instead of surging, which means we’re not in a crash scenario, but we’re also not in the wild multiple-offer frenzy of a few years ago.

One of my favorite gauges is the Market Action Index (MAI) – it blends supply and demand into a single number. Right now, the MAI is sitting in the middle - depending on price point - between a "Buyers Market" and a "Sellers Market" - ie: that's known as a "STABLE MARKET" - When this index nudges up, it usually means buyers are getting more active relative to the number of homes available; when it drifts down, it suggests a bit more negotiating power for buyers.

What does this mean if you’re thinking about your next move?

If you’re a Seller, pricing strategy matters more than ever. You can’t just throw a number out there and hope for the best; buyers are comparison-shopping hard, and the data is right at their fingertips.

If you’re a Buyer, this environment can actually be a sweet spot: there’s enough inventory to give you choices, but not so much that you’re worrying about values falling off a cliff. You should view this as an "OPPORTUNITY" to receive concessions and potentially a lower price, especially if the house has been on the market 90+ days!

WOW, this one is such a cool reminder that not every renovation has to be about making a house look “new” — sometimes the real magic is bringing the original character back. Dana and Colin bought a midcentury modern home in Chamblee for $450K, then started the long, room-by-room process of unflipping it and restoring the home’s 1950s charm with wood tones, vintage-inspired design, and a whole lot of patience.

I love this kind of project because it takes vision to see past the beige-and-gray flip and imagine what a home was meant to be. They’ve put in years of work, a lot of sweat equity, and a very intentional design approach to make the house feel like it belongs to the architecture again.

🚨 Georgia Homeowners: This is a reminder to read every agreement before you sign.

The Georgia Attorney General recently announced a $1 million consumer restitution fund for Georgians who paid unlawful early termination fees to MV Realty. The company has also been prohibited from conducting business in Georgia as part of a Consent Judgment. According to the Attorney General's Office, more than 3,300 Georgia homeowners signed long-term agreements that many didn't fully understand, and over 400 homeowners paid early termination fees before the state stepped in.

The biggest takeaway isn't just about one company—it's about protecting yourself whenever someone offers "easy money" or asks you to sign a real estate agreement.

Before signing anything related to your home:
✔️ Read the entire agreement.
✔️ Understand how long you're committing.
✔️ Ask about cancellation fees or penalties.
✔️ Have a trusted real estate attorney review documents if something doesn't seem right.

The Market Action Index sits at 38, which still favors sellers. However, it's down from last month, signaling that the market is gradually becoming more balanced.

🏠 2. More Inventory Means More Competition
Inventory has increased to 116 homes, giving buyers more choices than they've had in recent months. If you're selling, pricing correctly and presenting your home well is becoming more important than ever.

💰 3. Price Reductions Are Becoming the Norm

Woodstock market update: The local market is still showing a slight seller’s (Depending on Price and Location) advantage, but it’s also cooling some, with inventory up to 120 and 39% of listings seeing price reductions. Nationally, the housing market is still moving, with existing-home sales rising to 4.17 million in May, up 3.2% from a year ago, and more first-time buyers entering the market.
