Three words that tank a home sale.

OVERPRICED.
The market does not care what you need to get. It cares about what buyers are actually paying right now. Start too high and you will spend weeks chasing a number you should have started at.

OVERIMPROVED.
Not every dollar you put in comes back out. Some renovations move the needle. A lot of them do not. Spending $30,000 before you list without talking to someone who knows the market first is one of the most expensive mistakes I see sellers make.

OVERLOOKED.
Bad photos. No strategy. Putting a sign in the yard and waiting. Your home only gets one first impression online. If the marketing is not up to a certain standard, buyers scroll past and never come back.

All three are avoidable. All three require someone willing to tell you the truth before the sign goes in the yard.

I would rather have that uncomfortable conversation upfront than watch you go through a price reduction that signals to every buyer that something is wrong.
