Absolutely. This week’s numbers tell a very different story, especially with that big jump in homes going under contract.

Cherokee County Market Check-In | Oct. 5–11

Okay, Cherokee County… buyers were BUSY this week. 👀

We had 99 new listings hit the market, which stayed pretty consistent with last week. But here’s the number that really caught my attention: 75 homes went under contract, up 114% from last week.

Meanwhile, only 13 homes closed, and the average sales price jumped to $792,036.

So what does all of that mean?

BUYERS: If you’ve been waiting because you think “nothing is moving,” this week says otherwise. Homes ARE going under contract. You may have more choices than you did during the craziness of a few years ago, but a well-priced home that checks the right boxes can still get attention quickly.

SELLERS: This is encouraging. Buyer activity picked up significantly this week, but that doesn’t mean you can throw any price on a home and expect it to sell. Buyers have options, and they’re paying attention to price, condition and value.

And about that $792K average sales price? Don’t assume Cherokee County home values suddenly jumped 18% in a week. With only 13 closings, a handful of higher-priced sales can move that average pretty dramatically. That’s exactly why I look at the story behind the numbers, not just the headline.

Real estate is incredibly local. What’s happening across Cherokee County may be completely different from what’s happening in Eagle Watch, Towne Lake, Downtown Woodstock, Canton or even your specific street.

This week’s numbers are a good reminder that real estate can change pretty quickly from one week to the next.

We saw 103 new listings hit the market, up 39% from last week. Meanwhile, 35 homes went under contract and 32 sold, both down from the previous week. The average sales price landed at $668,357.

So, what does that actually mean?

BUYERS: More homes hitting the market = more choices. 🙌 You may have a little more breathing room to compare homes, negotiate and make a smart decision instead of feeling like you have to jump at the first thing you see.

SELLERS: More inventory means more competition. Pricing correctly, presenting your home well and having a strong marketing plan matter even more when buyers have options.

And one thing I always remind people: one week doesn’t make a market. I watch these numbers week after week because the trends tell us much more than one snapshot ever could.

Cherokee County isn’t one-size-fits-all either. Woodstock can look different from Canton, and even individual neighborhoods can tell a completely different story.

That free windshield replacement might not be as free as you think.

When you use a benefit on your policy — free glass replacement, a tow, anything that feels like a no-cost perk — it is still a claim. It goes on your record. And while it will not cost you anything to file, it can and most likely will raise your premiums.

Most people do not find this out until after the fact.
