People move for all kinds of reasons, from job opportunities and affordability to lifestyle preferences and a desire for a change of scenery. It is always interesting to see which areas attract the most attention from buyers across the country and how migration trends shift from year to year.
The top destination states for movers in 2025 were:
Texas, Florida, North Carolina, Tennessee, South Carolina, Washington, Arizona, Idaho Alabama, Georgia.
Georgia ranked 10th in top destination states and gained more than 27,000 residents from other states in the most recent census migration estimates much of that growth has been concentrated in the metro Atlanta suburbs, including the Cobb and Cherokee county areas.

Summer market: Not Hot, Not Cold - Just right-ish!
Inventory is up, pricing matters and timing still wins.
As we move into the summer selling season, the market is doing what markets do best: keeping everyone on their toes. Local economists are calling it a normalizing market, which is a fancy way of saying the days of "list it high and watch the binding war begin" are mostly in the rear-view mirror. That said, location is still key with some neighborhoods still attracting multiple offers, while others are taking a more scenic route to closing.
Sellers who want results need to meet the market where it is, not where they wish it were. The market is still healthy, and it is looking better than last year.

Potential expenses after the closing. The seller's disclosure along with a thorough inspection by a licensed home inspector alerted you to issues with your new home that were addressed and fixed before the close of the sale. Are you in the clear? Maybe or maybe not. Here are five potential big expenses along with estimated costs that may need to be addressed sooner than later.
1. ROOF repair or replacement: The cost for a typical two story home in GA could be $250-1,000 for minor repair (few shingles, flashing, small leak) with major repairs with structural damage could be $3,000-8,000. Roof replacement could run you $8,000-18,000 for architectural asphalt shingles with premium architectural shingles going for $12,000-22,000
2. WASHER and Dryer replacement with cost depending on manufacturer and size could run roughly between $750-$2,000.
3.HVAC replacement will also depend on whether you need to replace the whole hvac system or just the AC with replacement being between $5,000-$16,000
4. REFRIGERATOR replacement will depend on make and model with basic fridges being between $1,000-2500
5. WATER heater repair/replacement will depend on gallon size and manufacturer $200-1800.
Keep these in mind and set aside funds for when these items need repair and/or replacement.
