Here’s your market snapshot for the week ending 9/25/2026:

Mortgage rates moved higher last week, with the average rate rising from 6.97% to 7.12%. Rates are now about 75 basis points higher than this time last year. The broader rate environment remains closely tied to inflation, Treasury yields and expectations for future Fed policy. The 2-year Treasury is currently moving higher, which can signal expectations for higher short-term rates ahead. While rate movements can be difficult to predict, continued focus on inflation will remain an important factor for the bond market and mortgage rates.

Affordability strategies can make a meaningful difference. Depending on the homebuyer's situation, options such as seller or builder-funded buydowns, ARMs, down payment assistance and other flexible loan programs may help improve the upfront payment or overall affordability.

There is also some positive news in the new construction market. New home sales increased 6.4% in August to an annualized 684,000, beating expectations and marking the strongest level of the year. Builder incentives and financing options can be especially valuable in a higher-rate environment.
