Last week we sold my besties house. 🥹

What a bittersweet moment. When they bought this house back in 2019 Hayden wasn’t much older than Scottie is now and it was just the three of them, then. An Asher and a Scottie later their sweet little starter home was busting at the seems with their beautifully grown family and that loft bedroom just wasn’t working for Scottie girl anymore! After pulling their house off the market in the spring and repositioning it with some intentional improvements and modifications, we were able to sell for above what we pulled it off for. Ironically enough we sold to a sweet couple who is expecting their first child. I am sure this home will make many new memories with its new family. Stay tuned for the upgrade my sweet friends have made on the new home they picked out. Thank you guys for trusting me with buying then and selling/ buying now. Love your fam to pieces!

Another month, another look at what our local real estate market is doing! 🏡

September brought a mixed bag of market movement across our local counties. Sales activity slowed in Cherokee, Cobb, and Forsyth, while Bartow and Pickens actually saw an increase in homes sold. Days on market also varied, with Cherokee and Forsyth taking a little longer to sell, while Bartow, Cobb, and Pickens improved.

Median sales prices softened in Cherokee, Cobb, and Forsyth, while Bartow and Pickens saw increases.

The takeaway? The market is continuing to normalize, and that creates opportunities on both sides. For buyers, more breathing room can mean more time to shop, negotiate, and find the right home without feeling rushed. For sellers, proper pricing, presentation, and a strong strategy are more important than ever.
