I've seen a lot of new construction in my 10+ years of doing this and let's be honest... Many of today's modern builds look the same if you squint. 🤷‍♀️

This one is different. She's modern and contemporary but somehow timeless. This was an absolute passion project from the architect/builder and it shows not just in the overall design, but in every detail from the Italian terracotta siding down to the beautiful inlay door hinges. "We have a new house!!" Those texts never get old. 💜

This one took some grit. My buyer came to me through a past client (the best compliment in this business), sold her home in Arizona, and hit the road to move back closer to her kids. 🚗 Unfortunately, that meant months of hotels and Airbnbs while we searched.

We got outbid. We met a few sellers living in their own reality. 😵‍💫 Then we finally got an accepted offer, and the inspection turned up foundation problems and years of water damage. Telling a client to walk away from a house she loved, knowing it meant more hotel life, is one of the hardest calls in this job. But I could feel that one was a money pit in my bones, and I couldn't stay quiet.

She trusted me, and thank goodness because the next house was THE house. 🏡 A 1920s beauty with a newer roof and systems, on what might be the most postcard-perfect street in Poughkeepsie. We even met the neighbors, who were an absolute delight. It truly felt meant to be. 💫

Hurley (AKA Snowball) crossed the rainbow bridge earlier this month. I'm only now able to write about it. It happened while I was on a plane flying west for my dad's memorial, which was about as much as my heart could take in a week.💔

A police officer found him on the streets of the Bronx in a condition I'm not going to post pictures of. The angels at NYC Second Chance Rescue got him out, a couple of fosters got him steady, and then he was ours. He was deaf and blind, he had arthritis, dementia, anxiety and significant heart issues. Otherwise he was perfect. 🤷‍♀️😅 He'd cry when I left the room or even just when he couldn't see me. He was also ornery as hell. Bath time, eye cleanings, picking him up, anything he didn't want done to him, and he'd come at you with the few teeth he had left. The thing is, nobody had been gentle with him before. We got more patient, he got less defensive, and over time we learned each other's language.

The part that still gets me is that he didn't know how to dog. He'd never been given the chance. But every so often, you'd get a glimpse of what could have been. The other dogs would get worked up about something and he'd perk up like "wait, what's going on?" and get his little arthritic hop going. When I got home from work, he'd muster up all his energy to wobble to the door and give me little kisses on my hand. He'd get his version of the zoomies after his bath. He would give picture perfect puppy eyes when he wanted the food you were eating. In the end, we could pick him up without issue and he would sleep on your chest for hours if you let him. 💜💜

He was a doodle. We're fairly certain he was used for breeding and then thrown out. Adopt, don't shop. And if you can, look at the seniors. The gray faces wait the longest, and they know exactly what you did for them.

Hardest thing we've ever done. We'd do it again tomorrow. 💗🐾🌈
