💡 DID YOU KNOW?

The list price is only part of the story.

When comparing homes, it's easy to focus on the purchase price. But experienced buyers know that what a home costs to own can be just as important as what it costs to buy.

A home with a lower price tag may also come with:
🏠 An aging roof or HVAC system
📈 Higher property taxes
💡 Increased utility costs
🌳 Deferred maintenance
🛠️ Bigger projects on the horizon

On the other hand, a home with a higher list price may have newer mechanical systems, lower maintenance expenses, or improvements that save you money over time.

The goal isn't simply to buy the least expensive house—it's to buy the home that makes the most financial sense for your lifestyle and long-term plans.

That's why I encourage my clients to look beyond the listing price and evaluate the total cost of ownership before making an offer.

🚩 REAL ESTATE RED FLAG

Fresh paint...but only on one wall.

Does that automatically mean there's a problem?

Not necessarily.

Sometimes a seller is simply touching up scuffs or covering nail holes before listing their home. Other times, a freshly painted area could be covering previous water stains, repaired drywall, settlement cracks, or another issue.

The paint itself isn't the red flag—the inconsistency is.

When you notice something like this during a showing, don't be afraid to ask:
✔️ Why was this wall painted?
✔️ Was there a previous repair?
✔️ Are there any invoices or documentation?
✔️ Has there ever been water intrusion?

And remember, this is exactly why a professional home inspection is so valuable. A fresh coat of paint can improve a room, but it shouldn't hide what's underneath.

Buying a home isn't about looking for reasons to walk away—it's about asking the right questions so you can make an informed decision.

Let's clear something up...

"How much does a buyer's agent cost?"

The answer isn't one-size-fits-all.

Buyer agent compensation is negotiable and discussed up front before you ever start shopping for a home.

The good news? Many sellers continue to offer compensation to a buyer's agent, but every transaction is unique.

That's why I believe buyers deserve to understand exactly how representation works before they ever step into their first showing.

Buying a home shouldn't feel confusing.

It should feel like having someone in your corner.

One of the biggest misconceptions I hear is...

"I need 20% down before I can buy a home."

The truth? Many buyers qualify with much less. Depending on the loan program and your situation, you may be able to purchase with as little as 3% down, and some qualified buyers may even have 0% down options available.

I've worked with buyers who spent years waiting because they thought they needed a bigger down payment—only to find out they could have been homeowners much sooner.

If you've been dreaming about a little more space...
🌳 A backyard instead of a balcony.
🚜 A few acres instead of an HOA.
🏡 Room for a garden, chickens, or simply room to breathe.

Don't let outdated advice keep you from exploring what's possible.

🏡 Big news for homeowners, buyers, and anyone keeping an eye on the housing market.

The 21st Century ROAD to Housing Act officially became law on July 11, marking one of the most significant federal housing reforms in decades.

The goal?

✨To help address the housing shortage by encouraging more homes to be built, modernizing housing programs, expanding opportunities for manufactured housing, and making it easier for more Americans to achieve homeownership.

While these changes won't impact the market overnight, they're designed to improve housing affordability and inventory over time.

There just isn't much that feels more American than the Fourth of July in Georgia.

The smell of burgers on the grill, sweet tea sweating on the porch, kids running barefoot through the yard, neighbors waving from across the fence, and waiting for the fireworks to light up a warm summer sky.

I was born and raised right here in North Georgia, and every year I'm reminded how grateful I am for the freedoms we enjoy and the communities we're blessed to call home.

To me, the American Dream has always started with having a place to put down roots. A front porch to watch the sunset. A backyard where memories are made. A home where generations gather around the table and every holiday feels a little sweeter.

Homeownership isn't just about buying a house. It's about the freedom to build your life, raise your family, chase your dreams, and leave something meaningful behind.

This Independence Day, I'm thankful for the men and women who have fought to protect our freedom, for this country we get to call home, and for the privilege of helping others find a place where their own American Dream can grow.

From one Georgia girl to another (and to everyone lucky enough to call this place home)...
