REAL ESTATE MARKET UPDATE‼️

The Federal Reserve just raised its benchmark interest rate by 0.25% after holding steady for several months.

So what does that actually mean for real estate?

For buyers, higher borrowing costs can mean higher monthly payments and potentially less purchasing power. But there can be another side to that equation: less competition.

When fewer buyers are competing for the same homes, we can often see:
• Longer days on market
• More negotiating room on price
• Seller-paid closing costs or other concessions
• More flexibility with repairs and terms

And that’s why I always remind buyers: marry the house, date the rate.

The purchase price you negotiate today is permanent. Your interest rate doesn’t necessarily have to be. Refinancing may be an option down the road if rates improve, but you can’t go back after closing and renegotiate what you paid for the house.

For sellers, this market makes pricing and presentation more important than ever. Buyers are watching their monthly payments closely and have more inventory to choose from, so homes that are positioned correctly from the beginning have an advantage.

The market isn’t stopping—it’s simply changing. And changing markets can create opportunities for buyers AND sellers who understand how to navigate them.

🍂 3 reasons I actually like the fall real estate market

Spring gets all the hype, but fall has some perks of its own 👀

There can be less competition, the buyers and sellers in the market tend to be more serious, and cooler/rainier weather can show you things about a home you might not notice on a perfect summer day.
