Confused whether you should buy or rent??!? I know it can be a tough decision. Especially in this market with… this economy 🫩 I get it… you feel behind in life because everyone around you is already in a home. Maybe it’s pressure from your parents… or maybe it’s feeling like you’ll never be able to afford something because prices keep increasing.

This may be an unpopular opinion 🫣 but I’d rather “lose” a deal than rush someone into a home that doesn’t make sense for them..

Most people assume agents are pushy and just in it to get paid, and while there DEFINITELY are agents like that…… I will NEVER convince you, push you, pressure you or urge you to buy. My job is to give you the full picture, help you understand the process, walk through the math, put you in contact with the right people, and to help you figure out what makes the MOST sense for YOU! Because I care about YOU and your unique situation 🤍 knowledge is power, and the more you know — the better decision you can make for yourself.

Sometimes that looks like writing offers and negotiating contracts, other times that means telling you to WAIT ✋

Either way, if you’re looking for someone to hold your hand and help you through it all, you’re in the right place 🩷

Before you list in 2026 — swipe to see what mistakes I see homeowners make allllll the time. The answer just might surprise you!!! 👀

*THE* best way to get ROI….

1. FRESH PAINT!!! & don’t forget about the exterior. Buyers want both!

2. Deep cleaning + decluttering. VERY important! Less ALWAYS = more!

3. Spruce up your landscaping. Your curb appeal is your home’s first impression… make it worth while! Fresh mulch and some potted flowers go a long way 👏

4. Don’t forget about your front door. Fix all of that chipped paint from years of use. Hang a fresh wreath and get yourself a cute doormat. Again, impressions matter!

5. Take care of minor repairs… BEFORE we list!!! I can’t say this enough. Eliminating small inconveniences for buyers could be the difference between them choosing your home, or someone else’s 🧐 wood rot, loose handles, broken appliances, mismatched light bulbs… the list goes on!

Please do yourself a favor and partner with someone that will walk through your home and give you HONEST feedback on what you need to do! & if you’re a homeowner, please listen to your agent 🤣🩷

ah yes…. spring market 😂 IYKYK. A total love/hate relationship for us agents…

if you’re a buyer: you need to be prepared to compete, or you need to find homes with high days on market if you’re looking to negotiate.

If you’re a homeowner hoping to sell: spring market is one of the best times of the year to do so — BUT you HAVE to be prepared. Pricing, marketing, and presentation have to be 💯 or you’ll get lost in the noise.

Roaring 20’s Gala last Friday 💃✨

Feeling so incredibly honored to have been named a Top Producer for 2025 (for the THIRD year in a row!!!) 🥹

I know, I know… you have a ton of options when it comes to choosing a real estate agent to partner with 💚 Maybe an aunt that’s been licensed for a decade, or your mom’s best friend… or maybe an agent you just found online while browsing homes.

But PLEASE know, no two agents are the same.

Just because someone has their real estate license….. does NOT mean they are knowledgeable and experienced enough to serve you, help you, and guide you through one of the largest transactions you’ll make in life (please read that again) 😂

If you’re considering making a move, I would LOVE to be the agent you choose to partner with (or if you know someone hoping to make a move, please share my name with them!) 🥰 I pride myself on taking CARE of my clients in every capacity. & not just through closing — but for LIFE!!! 💚🍀🫶

MARISA + MATT BOUGHT A HOUSE! 🏠

Closing day (a week ago!!!) is always a special day, but it’s extra special when it’s a client that you’ve watched go through so many seasons of life 🥹🩷

Matt and Marisa reached out to me back in November (as brand new newlyweds!!!!) saying “I know you’re the right person to help us find our next dream home” like, they are literal rays of sunshine!!! 🥹 So off to the races we went. They got pre-approved with none other than who always crushes it, and we started looking at houses! After several weekends spent together touring all the pretty homes, we found the ONE! We ended up submitting an offer (literally 3:59 PM as my cousins wedding was beginning at 4 PM! 😂) which was ACCEPTED!!! Not only did we get away with offering under list price, but we also successfully captured $10,000 in closing costs 😳 even better, the inspection went beautiful (literally 0 issues) AND 🥁 our appraisal came back $24,000 OVER our offer price!!!!!! 🔥👏 what a HUGE win. Everything fell into place absolutely perfectly and I truly could not be happier for the Cox family! They are so deserving of ALL the good and happy things in this life.

Being a Realtor is truly my highest honor and I never ever take it for granted! I am so proud of these two and all they’ve accomplished and cannot WAIT to see them flourish in their FOREVER home. 💝 Thank you both for trusting me not only once…. & That’s wrap on 2025!!! 💌✨🫶

This year was full of so many meaningful moments — guiding 17 clients + families toward their new home sweet home, drinking waaaay more coffee than I should’ve 😂☕️, showing homes across 27 different cities, receiving several referrals from past clients and friends 🩷 and having my first ever REPEAT clients buy and sell just to name a few!

While I’m so proud of these numbers and the year I’ve had, what I truly care MOST about is what happens beyond the closing table. Getting to watch SO many of my wonderful past clients step into new chapters of their lives — getting married, becoming PARENTS and bringing babies home!!!! 😭 starting new jobs, adopting pets and truly just making their houses feel like home — THAT’S the part that fills my cup up the most ✨💘🥹 I’m actually like a little proud mom over here 😂

To be honest, 2025 was noooot a walk in the park by any means though. Real Estate is an extremely hard + heavy career — it’s emotionally draining, it’s all consuming, and it demands my each and every day. There were so many late nights spent writing offers, tough conversations had, loss, rejection + lost opportunities and HIGH emotions (aka tears shed lol). Even leaving 2 different vacations to fly home in time to attend closings for my clients ✈️😂 But through it all, I am constantly reminded at how God has blessed me beyond words. I am so lucky I GET to do this (and to do it with so many amazing & wonderful humans) 🍀☺️

To every client that’s trusted in me, every past client that’s come back or referred friends/family my way, every friend and family member that’s referred me, recommended me or simply just believed in me and my business — THANK YOU ❤️‍🩹 I don’t take that trust lightly and I am so endlessly grateful for your support, encouragement, and kindness shown always 🥺 I could not do what I do without YOU, so from the bottom of my heart, thank you!!!

Snuck in one last closing for 2025 this last Monday! 🎉

the Glenn’s were referred to me by a sweet friend 🥹 and were looking to do a 10/31 exchange. They knew they’d be in town Thanksgiving week, so we hit the ground running and searched high and low for the perfect property! After about 15 showings, we ended up submitting an offer on the perfect property 🏡 and five days later (spent negotiating!!!) we were officially under contract. Just 20 days later, they closed on said home 🥹 I couldn’t be any happier for them & their STEAL OF A DEAL investment property in EAST COBB!!! 🎉
