US Luxury Home Sales Vary Widely
Luxury home sales across major US metros show just how diverse our real estate landscape can be—top transactions in the current snapshot range from $3.7M all the way up to $130M. It’s striking to see that a few markets recorded fifth-place sales still above $10M, reflecting an especially deep pool of high-value properties. One city even saw its top five luxury sales land between $24M and $40M, highlighting a uniquely tight spread at the highest end. These figures are based on publicly marketed properties and may not capture off-market deals or nondisclosure markets, where listing prices stand in for final sales. As someone who thrives on understanding market dynamics here in Atlanta, I always keep an eye on trends like these—they help me craft truly custom experiences for my clients, whether you’re seeking your next move or just curious about where Atlanta fits into the broader luxury conversation.

Home Price Growth Expected To Slow Further
Looking ahead to 2026, the pace of home price appreciation is expected to ease, with projections showing a 1.2% increase. At the same time, existing-home sales are set to rise slightly to 4.10 million, and inventory is anticipated to grow by 3.6%. Homeownership could reach 65.1%, while rents may dip by 1.2%. As someone who has spent years navigating the Atlanta Intown market, I know how important it is to keep a close eye on these trends, whether you’re planning to buy, sell, or simply want to understand how shifting conditions might affect your next move. Every neighborhood and client is different, and my focus is always on crafting a strategy that fits your needs in an evolving landscape.

Single-Family Home Construction Plunges in July, But Permits Offer Signs of Hope
July brought a notable shift in the housing market, with U.S. single-family home construction dropping 9.9% from June and 15.7% compared to last year. Overall housing starts also saw a decline of 12.4%. Yet, there’s a silver lining—building permits increased by 5%, pointing to optimism for future growth even as we navigate economic uncertainty and elevated mortgage rates. In Atlanta Intown, I’ve seen how these national trends can shape local opportunities for buyers and sellers. Drawing on my experience in this dynamic market, I’m always watching for early signs—like permit activity—that can help my clients make informed decisions. The market is constantly evolving, and understanding these shifts is key to creating the best possible real estate experience.

US Existing Home Sales Edge Up
I've been watching the latest numbers roll in for US existing-home sales, and it’s been an intriguing start to Q3. While there was a slight 1.7% month-over-month dip, sales still managed to land 0.7% higher than last year—showing us that completed transactions are keeping a steady pace, even with the seasonal summer shifts.

Prices continue their climb, with median existing-home values reaching $434,100. This marks the 37th consecutive month of year-over-year growth, which is significant for homeowners keeping an eye on their equity. Inventory finished Early-Q3 at 1.54 million homes, down 1.9% from the previous month and 0.6% from last year. That low supply means buyers need to stay agile and monitor new listings as they hit the market—a strategy I always recommend to my clients looking to make a move in Atlanta’s fast-paced neighborhoods.

Despite rising prices, national housing affordability has actually improved, making it possible for prepared buyers to find opportunities when the right home comes along. With mortgage rates for a 30-year fixed loan still hovering in the high 6% range, any future rate drops could offer a welcome boost for those ready to secure their next home. As always, I’m here to help you navigate these shifts and strategize for your unique needs in this dynamic market.
