Congratulations to my client, shown here with his daughter (who I'm told has veto power on interior design). This was a lesson in persistence. We started last October with a property that had title and tenant issues to be resolved. One attorney backed out, another gave up hope. We persevered with negotiations and fact-finding missions as needed until the closing finally arrived with a significant discount achieved. Now there's a solid house with very good bones that the new artistic owner will transform into something absolutely fabulous. I can't wait to see it!

I'm thrilled to have closed on this sweet bungalow in the Village of Kerhonkson, across from the DEP Fishing site on the Rondout Creek. The seller had inherited the property from her father, complete with beloved memories from her childhood when the house was first owned by her grandparents. Once the estate was settled, she set wheels in motion to prepare the property for market. With patience and care in updates and repairs, the home finally showed at its best. Once listed, multiple buyers submitted offers within days. It's now in the lucky and loving hands of a single parent with young children. It was an honor to assist in this process. Congratulations to my client and to the new homeowner!

End of February, I came across a property that looked perfect for my clients. I contacted the listing agent and learned that the seller was just about ready to reach agreement with a buyer following multiple bids received. My clients and I raced to view the property. We put together an offer immediately and managed to snag it by the next day. Seven weeks later, they closed. They're now the happy new owners of a gutted structure that they'll remodel to their own liking. They've almost finalized their plans with the architect. Goal is to have the house ready for occupancy by Thanksgiving. (In fact, I believe they left the closing to head immediately back to the property to begin a landscaping project!) I love this work and I love working with these clients.
