Most homes are a one-time chapter in my career.📗🏡

11 The Fairway wasn't.

Today I closed on this home for the second time, as a listing, not a buy and sell.🎉💕

Years ago, I had the opportunity to help one owner sell it. This week, I helped a different owner do the same thing.

In nearly 20 years and hundreds of homes sold, there aren't many properties I can say that about, truly only a couple others.

What makes this one even more memorable is that both transactions came with their own challenges. The kind that test your patience, your creativity, and occasionally your sanity. 😅 It actually may have tried to kill me off both times, but you know I'm not a quitter!🤣🔥💃🏼

The details may have been different, but the lesson was the same: real estate is never just about houses.

It's about people.

It's about navigating obstacles.

It's about finding solutions when things don't go according to plan.

And sometimes it's about getting a call years later from a home you thought had already closed its chapter in your story.

How fun!🎉 A long time client of mine bought this 3/2 ranch a few months ago off market from one of my favorite agents, Joel Boss 💜! We had a super fun, easy closing.

Then, we completely renovated it, made it adorable, and listed it on the market. Anddddd, the agent I work with daily - and dear friend - Joe Hammonds-Swain brought the buyer to it as we closed it out today!!🎉🤩

I love a closing day, but I love them even more with repeat clients!🎉❤️

This was my third time working with these amazing clients, and I'm only sad it will likely be the last, as this move is taking them out of state. 😥 But, I'm beyond thankful they chose me again to help them navigate it. ❤️

Meanwhile… interest rates are out here doing the absolute most to keep everyone's attention. 😅🤣

The market is shifting fast, and what worked even a few months ago doesn’t always work today. We are seeing some multiple offers again like 2021 called, and we are seeing pockets where buyer traffic is crickets.

Your first house won't be perfect, though this one was too cute for words, but it's the most important purchase you can make.

Buying your first house means placing your first real bet on yourself, giving yourself a chip to trade with in a later market, with an asset that is known to appreciate over time. 🏡💰

Real wealth is built through real estate. So, enter the game. Don't wait for perfect. It needs to be perfect enough to stay longer than necessary and fit your potential future life, but you will likely have to make some sacrifices to get it. Making smart sacrifices can pay off big time down the road.
