A lot has shifted in the Waco real estate market since Spring 2025 🌷

Here’s what we’re seeing:
📈 Median home prices are up $8,633 year over year
🏡 Active listings have increased by 312 homes
⏳ Homes are taking about a week longer to sell than last spring

What does that mean?
Inventory is higher, which gives buyers more options and negotiating power.
At the same time, home values are still appreciating, just at a steadier pace.
We’re seeing more sellers offer things like closing cost assistance, repair credits, and rate buy downs to stay competitive.

After a few slower years nationally, industry experts are projecting home sales volume to pick up this year as rates stabilize. (Source: NAR, Dec 2025)

Home prices in the Waco area dipped slightly in October.
Translation: homes are selling for a little less than they were recently. That can be great news for buyers who have been waiting for a better entry point.

Homes are also selling a little faster, averaging about 84 days before going under contract.
This tells us that when a home is priced right and looks its best, it will still attract serious buyers.

We also saw more homes come on the market last month, giving buyers more options, and fewer sellers pulled their listings off the market, which shows confidence in selling right now.

Even though the total number of homes sold was down slightly compared to last year, activity is still solid and people are still moving, buying, and selling.

What this means for buyers:

• You may be able to get a better deal than you would have a few months ago
• More homes on the market means more choices
• Well-priced homes are still moving quickly, so be ready if you find “the one”

It is a smart time to look, especially if you have been waiting for the right moment.

What this means for sellers:

• Buyers are still active and motivated
• Homes that are priced competitively and presented well are selling faster
• Strategy matters — pricing, presentation, and timing are key

The September 2025 market stats are in for the Waco MSA, and there are some solid takeaways worth sharing! ✨
The average sold price jumped to $356,641, a strong 15.7% increase, a great sign of continued appreciation and buyer confidence in this area. The median sold price also rose to $294,750, up 7.4%, signaling that value is holding firm across a variety of price points.

-Homes are moving just a bit faster too, with average days on market dropping to 80—a 3.3% decrease from previous numbers. While it’s not a huge dip, it's a positive shift that suggests buyers are staying engaged and properties are priced more strategically. Whether you're a seller aiming for quicker closings or a buyer looking to act fast, the momentum is real!

- Inventory saw a slight increase with 341 new listings, up 2.4%, giving buyers more options to explore.
Even more notable, withdrawn listings dropped significantly by 22.5%! That’s a great indicator that more homes are successfully making it to the closing table rather than falling off the market. 🙌

& how about year-over-year total sales? In 2025, 252 units sold, up from 239 in 2024—a steady growth that reflects a resilient and healthy market. Whether you're looking to buy, sell, or just stay informed, Waco continues to show real opportunity!

💰 Prices have adjusted slightly, with the average sold price landing at $320,676 (down 2.1%) and the median sold price at $283,750 (down 2.2%).
While these shifts might seem small, they create real opportunities for buyers who’ve been waiting for a window to jump in.
📉 For sellers, pricing strategically and marketing effectively is more important than ever!

📆 Days on market have increased to 85 days — that’s up 8%, suggesting homes are taking a little longer to move. However, this isn’t necessarily a slowdown — it could also signal more thoughtful transactions and negotiation space.
💬🤝 Meanwhile, new listings are holding steady at 349, and withdrawn listings saw a major drop of 31.9%, which is encouraging for market stability!

📈 Year-over-year, total sales stayed nearly identical, with 246 units sold this August vs. 247 last year — talk about consistency! 🔄 This speaks to the long-term appeal and resilience of the Waco market.
