Hard to believe summer is already winding down and school is starting back up.

Every fall I get some version of the same question: what happens to the market once school starts?

Usually, the buyers and sellers still out there are a little more serious about getting something done.

That can be good for some people and a little trickier for others.

If you could move right now, what would actually hold you back? The rate? The rate you already have? Something else entirely?

The second you start buying a house, everybody suddenly becomes a real estate expert.

Your friend bought a house three years ago. Your stepdad had one terrible inspection. Somebody at work heard interest rates might do something.

Most of them mean well.

But their house, budget, timing, and experience aren’t necessarily yours.

Listen to the people who know the full story, understand the numbers, and are actually involved in the transaction.

Sometimes you have to turn down the outside noise and trust the plan you built for your situation.

“Let’s start high and see what happens” sounds harmless.

Sometimes it works.

A lot of the time, it costs the seller the most important part of the listing, which is the first couple of weeks when buyers are paying the most attention.

If the price is too high and nobody responds, the days start adding up. Then buyers begin wondering what’s wrong with the house, even when the real problem was the price.

Pricing it correctly from the beginning can create attention, urgency, and competition.

I came across this photo from last Christmas and it got me thinking about how early people need to start if they want to be in a new home by the holidays.

The answer is probably earlier than you think.

If you’re selling one house and buying another, there are a lot of moving parts. Getting the current place ready, finding the next one, inspections, financing, and then convincing two separate closings to behave themselves.

That last part is always fun.

You don’t need to have the whole thing figured out today. But if the goal is to be moved in, settled, and taking another ridiculous family photo by Christmas, now’s the time to start talking about it.

Someone asked me if right now is a good time to buy.

The honest answer is that there’s no perfect market. There are good opportunities in almost every market if you know what you’re looking for.

Sometimes the best deal isn’t about interest rates dropping or every condition lining up perfectly.

It’s about finding the right house, the right seller, and a situation where the numbers actually make sense for you.

That’s the part people tend to skip when they’re waiting for the market to give them a giant flashing green light.

We’ll talk you out of buying the wrong house before we ever try to talk you into one.

That might sound like a strange sales strategy. It probably is.

But our job isn’t to convince you every house is “the one.” Our job is to ask the questions that matter, point out what you may not be seeing, and tell you the truth even when the truth is, “I don’t think this makes sense for you.”

A house has to work for your life, your finances, and where you’re trying to go.

This is exactly the kind of place you don’t find out about by staring at listing photos.

You can search the house, check the taxes, map the drive, and zoom in far enough to judge the neighbor’s lawn furniture. What you can’t see is where the locals eat, what’s nearby, or whether the area actually feels like somewhere you’d enjoy living.

That’s why I always tell buyers to spend some time exploring before they make an offer.

You’re not just buying the house. You’re buying the places, people, and everyday life around it too.
