"How long will it take to sell my house?" is the first question every Columbus seller asks, and most of the answers online are national averages wearing a Columbus costume.

Here is the recorded answer. 17,759 closings in our MLS this year:

11 days, median, from listing to signed contract.
43 percent sold within the first week.
About 50 days from listing to keys with a financed buyer.

And the part nobody expects: the fast sales made more money. Week-one sellers captured 100 percent of their original asking price. Homes that sat 30 or more days settled for 94.2 percent. On a $350,000 house that is about $20,000, decided almost entirely by the opening price.

Cash buyers do not speed up the search. 11 days to contract whether the buyer is cash or financed. Cash only shortens the closing, 17 days against 29.

Before you trust the Zestimate on your house, here is a number Zillow itself publishes and almost nobody reads.

For homes that are NOT listed for sale, the median Zestimate error in Ohio is 8.23 percent. That is from Zillow's own accuracy table, refreshed monthly.

On the $350,000 median Columbus sale, that is a typical miss of about $28,800. In either direction.

The spread is the scary part. Only 34 percent of unlisted Ohio homes have a Zestimate within 5 percent of what they eventually sell for. One in five misses by MORE than 20 percent, which is over $70,000 on that median home. And every one of them displays in the same confident font.

The 2 percent accuracy figure you have probably heard? That is for homes already on the market. Zillow's own methodology notes say on-market estimates incorporate the asking price itself. The model is following an answer a professional already produced.

Why it matters: your anchor becomes your list price, and the list price decides everything. This year, Columbus homes that sold in their first week captured 100 percent of asking. Homes that sat 30 days or more settled for 94.2 percent. That is a $20,000 mistake fed directly by a bad anchor.

Use the Zestimate as a wide bracket. Never as a price.

If you have gotten one of those "we'll buy your house for cash" letters, here is what that convenience actually costs, measured instead of guessed.

I pulled 17,542 closings recorded in the Columbus MLS this year. 3,331 were cash. 14,211 were financed.

Cash sold at 97.2 percent of the original asking price. Financed sold at 99.4 percent. Once you account for cash buyers shopping older and cheaper homes, the real discount is about 2.8 percent. On a $300,000 house that is around $8,400.

What that money buys you is speed, and the speed is real: 17 days from contract to closing for cash versus 29 days with a loan. Twelve days faster.

But here is what surprised me. Time from listing to getting an offer was 11 days for both. Identical. Cash buyers do not find your house faster and they do not decide faster. The entire advantage happens after you sign, because there is no bank involved.

And the discount is worst exactly where you would least want it to be. Under $150,000, cash sold 7.6 points below what financed buyers paid. Above $750,000, no measurable difference at all. The cheaper the house, the more the cash sale costs you.

One honest caveat. All of this is cash buyers competing for homes that were listed publicly. An offer that shows up in your mailbox is not competing with anybody, and those sales never appear in the MLS, so nobody can measure them. But 97 percent of list is a fair benchmark to hold any offer against.

If you actually need to move fast, that can be worth it. Just know the number first.

New construction in Hilliard closed 65 percent above resale this year.

Per square foot, it cost 2 percent more.

Both numbers are true, and the gap between them is the entire new-build conversation. I pulled 20,899 recorded Columbus closings and compared new construction to resale in the same town, two ways.

Hilliard new builds: $617,382 median, 2,817 square feet.
Hilliard resale: $375,000 median, 1,542 square feet.

You are not paying a premium. You are buying nearly twice the house.

Across 11 suburbs, sticker gaps ran from +65 percent to -27 percent. True per-foot gaps clustered between -15 and +15 percent.

And in Powell and Galena, new construction actually closed BELOW resale, because builders there are working beneath an older, more expensive housing stock. Buyers who rule out new construction on sticker price alone never find that out.

Two houses, same price, same year, twelve miles apart. One sells in 8 days. The other takes 32.

I ran every Columbus closing this year, 20,899 of them, looking for what explains that. It is not price. It is not schools. Upper Arlington has the highest median in the study at $727,500 and sells in five days, while Galena costs nearly as much and takes 26.

The number that predicts it is how many builders are working in your suburb.

Worthington: zero percent of sales were new construction. Resales move in 8 days.
Plain City: 54 percent were new construction. Resales take 32.

Across 15 suburbs that relationship measures 0.80, which is about as strong as market data gets.

The reason is simple once you see it. In Plain City there are 125 brand-new homes for sale right now. In Worthington there is one. When a buyer tours your house, they can drive five minutes to a model home, pick their finishes, get a warranty, and often have the builder cover closing costs. That is who you are competing with.

Not a national statistic. Columbus REALTORS numbers: January median $319,900, June median $352,000. Market time cut in half.

But the part most sellers miss: June closings were April listings. If you wait for the peak headlines to list, you already missed the peak.
