FB asks "What's on your mind?" Today I'm sharing that I have made the difficult to decision to leave the real estate business. I've enjoyed working with my clients, advising, negotiating, marketing and solving the myriad of issues that come up in every deal. Now I'm going to spend time doing other things I love - painting, reading, walking, playing tennis and pickleball, watching my grandson, traveling, decorating my new home...let's just say I won't be bored!
How will I get my fill of houses? For one thing I love to paint a house portrait. So if you've ever wanted one of your current home, past home, family home, vacation home...I'd love to work with you! Here is the first house portrait I ever did!

How to make your offer stronger - offer to pay $ for the appraisal gap.

APPRAISAL - once you are in contract and have gone through the inspection and request to remedy, your lender will order an appraisal. What if the appraisal comes up short - you are in contract for $500,000 but the house appraised at $480,000?

1. Pay the Difference: Use cash to cover the gap between the appraised value and the purchase price

2. Renogotiate: Attempt to negotiate the purchase price down to match the appraised value

3. Walk Away: Cancel the deal and keep your earnest money deposit
