Gorgeous farmhouse for such a lovely couple! 😊 So beautiful to see a husband and wife who are both givers and love one another so much get to a point in their lives where they finally have the opportunity to chase their forever home dreams.

We took our time and searched for almost a year until we came upon a newly renovated farmhouse with a huge two story barn that was also renovated to the nines with almost 5 acres of land in total. She got the HGTV interior she wanted and he got the barn and farmland he wanted. Absolutely perfect for the animals they want to get soon which include Scottish Highland Cows and Llamas!! 🦙 🐮

So excited for them to enjoy the quiet life with their animals and gorgeous home.

Once in contract on a home, the inspection is usually completed in the first week. It often includes a structural inspection, termite, and radon gas analysis.

This three hour inspection will uncover the major items and even provide you with suggestions on how to remedy the issues. In the past, the seller would be asked to remedy the issues found or help the buyer financially so that the buyer can address the issues on their own time. However, in this current sellers market, buyers are expected to remedy issues on their own. With this disadvantage to the buyer, I always make sure to discuss options with my clients.

More important info on home inspections:
• Inspection is HIGHLY recommended but not required
• The buyer pays for the inspection ($300-$600)
• The buyer has options if the inspection report doesn’t meet their expectations
• There are numerous inspection companies, my favorite is Habitation Investigation!

Remember, every contract is different and there are nuisances in every deal so there is no catch all advice that applies every time. I ensure my clients understand every aspect of the process and every offer we prepare to avoid unpleasant surprises. Make sure to ask questions!

Late post but here we go again, another dream home purchase!

So happy for my wonderful out of state clients moving here in just a few weeks! With their trust in me (and my amateur videography skills), we searched for their Ohio home solely with FaceTime house tours and lots of videos. Can’t wait until you both move in and enjoy this gorgeous home! 😍
