We hope that your week is off to a great start. We had a few important pieces of information that we wanted to share with you. Please read the information below carefully.

Insurance Update

Please read the attached letter regarding critical information for our insurance company. This is important information and it is important that everyone read it.

Fireworks Safety

With the fireworks season upon us, it’s important to celebrate safely—especially in neighborhoods where homes are close together. While Ohio law permits consumer fireworks use on certain holidays, it's crucial to take steps that minimize the risk of injuries, fires, and property damage.

Protecting Homes & Property:

Use fireworks on a flat, fire-resistant surface like concrete or gravel—never on grass, decks, or near mulch beds.
Keep fireworks far from buildings, vehicles, fences, and trees. A recommended safe distance is at least 30 feet for ground devices and 100 feet for aerial fireworks.
Remove flammable materials from the area, such as dry leaves, brush, or outdoor furniture cushions.
Water down the launch and surrounding area before and after use, especially in dry weather.
Have a hose or fire extinguisher ready and easily accessible in case of sparks or flare-ups.
Outdoor Play Reminder

Summer is here, and we love seeing kids outside enjoying the sunshine and staying active! Outdoor play is an important part of childhood, and our neighborhood is a great place for it. That said, we want to gently remind families to help ensure that playtime remains safe and respectful for everyone in the community.

We’ve recently received reports of children climbing trees in various yards, hiding under parked vehicles, and engaging in other potentially dangerous behaviors. While we know this kind of play can be innocent and spontaneous, it does raise serious safety concerns—not only for the children involved but also for unit owners.

Please keep a watchful eye on kids while they are playing outdoors, and remind them:

Not to climb trees, especially those on Worthington Heights property (this is an insurance liability for the entire community).
To avoid playing near or under vehicles, even if they are parked.
To respect neighbors’ lawn space, flowers, and shrubbery.

Drones

We’ve recently seen a few small drones being flown around the property. While we don’t currently have a policy in place, some drones have been observed flying over fenced-in lawns and close to units. This raises valid safety and privacy concerns for residents.

If you are flying a drone, please be considerate of your neighbors and avoid flying near homes or private spaces. If these concerns continue, the association may need to consider placing restrictions on drone use.

Additionally,

Parking is not permitted on the North side of Sessis Drive from 7/1-7/3 @ 7PM. The city is working to fix a water line leak.

Dear Community,

Last evening, one of our neighbors experienced a fire in their unit. We are incredibly grateful to share that all residents were able to evacuate safely. However, the unit did sustain significant damage. Please keep this family in your thoughts as they navigate the difficult days ahead.

I would like to extend my sincere appreciation to Columbus Fire & EMS, Worthington Fire, and Capital Property Solutions. The fire department responded within minutes of the 911 call, acting quickly and professionally to contain the fire and prevent further damage. Their swift action played a critical role in minimizing the impact of the incident.

Additionally, Capital Property Solutions responded promptly. Our community manager, Lora, provided invaluable support during a stressful and fast-moving situation. Thanks to their coordination, cleanup efforts are already underway and we are preparing to work with the insurance company to support the affected homeowner.

I also want to recognize the community’s role in helping the emergency response proceed efficiently. Because our streets were clear of parked vehicles, emergency crews had the access they needed to respond quickly. With six fire engines, multiple inspector and lieutenant vehicles, a paramedic unit, and utility trucks from AEP and Columbia Gas on-site, it was essential that the roads remained unobstructed. Thank you all for your continued commitment to keeping our neighborhood safe by following our community policies.

As Community President, I am proud not only of the professionalism shown by emergency services, but also of the compassion and cooperation displayed by our community. Many neighbors came out to check in, offer support, and assist as needed. Your care and responsiveness are what make our community truly special.

Let’s continue to support the impacted family in any way we can during this challenging time.

Dear Residents,

We are writing to inform you of several important updates regarding our community’s insurance policy. These changes are designed to improve safety, ensure compliance with insurance requirements, and provide transparency around our coverage and responsibilities.

𝐖𝐨𝐨𝐝-𝐁𝐮𝐫𝐧𝐢𝐧𝐠 𝐅𝐢𝐫𝐞𝐩𝐥𝐚𝐜𝐞𝐬 – 𝐂𝐥𝐞𝐚𝐧𝐢𝐧𝐠 & 𝐈𝐧𝐬𝐩𝐞𝐜𝐭𝐢𝐨𝐧 𝐑𝐞𝐪𝐮𝐢𝐫𝐞𝐦𝐞𝐧𝐭

Effective immediately, all wood-burning fireplaces must be professionally cleaned and inspected at least once every two (2) years. This is a mandatory requirement from our insurance provider and essential for maintaining our community’s policy coverage.

Regular chimney cleaning and inspection help prevent hazardous creosote buildup, blockages, and structural deterioration—common causes of residential fires. Keeping your fireplace clean is not only a matter of compliance, but also crucial for your safety and the safety of your neighbors.

If your unit has a wood-burning fireplace and it hasn’t been serviced in the last two years, please schedule an inspection with a certified professional as soon as possible. Be sure to keep documentation of the inspection and cleaning for your records, as proof of compliance may be requested.

𝐂𝐡𝐚𝐫𝐜𝐨𝐚𝐥 𝐆𝐫𝐢𝐥𝐥𝐬 𝐏𝐫𝐨𝐡𝐢𝐛𝐢𝐭𝐞𝐝 – 𝐈𝐧𝐬𝐮𝐫𝐚𝐧𝐜𝐞 𝐑𝐞𝐪𝐮𝐢𝐫𝐞𝐦𝐞𝐧𝐭

Per updated insurance guidelines, charcoal grills are now strictly prohibited anywhere within the community, including balconies, patios, decks, driveways, and common outdoor spaces.

- Charcoal grills are not permitted under any circumstance.
- Gas grills (propane or natural gas) are still allowed, as long as they are used and stored in accordance with local fire codes and community rules.

This change is aimed at reducing the risk of accidental fires and ensuring continued insurance coverage for our buildings.

𝐈𝐧𝐬𝐮𝐫𝐚𝐧𝐜𝐞 𝐑𝐚𝐭𝐞 𝐃𝐞𝐜𝐫𝐞𝐚𝐬𝐞 & 𝐃𝐞𝐝𝐮𝐜𝐭𝐢𝐛𝐥𝐞 𝐈𝐧𝐟𝐨𝐫𝐦𝐚𝐭𝐢𝐨𝐧

We’re pleased to announce that, our insurance premium for 2025 will decrease by approximately 35%. This is great news for our community and reflects our collective efforts to maintain a safe and well-managed environment.

That said, our policy deductible remains at $25,000. Because of this, it’s strongly recommended that all residents review their personal condo (HO-6) insurance policies and ensure that they include "Loss of Use" or “Loss Assessment” coverage. This coverage can help pay your share of the deductible in the event of a claim affecting your unit.

Lawn care will begin tomorrow, 4/14. Mowing will occur weekly on Monday and Tuesday. Weather could impact this schedule.
Fertilization will occur within the coming weeks. We will know the day before they come and will communicate this information via a text.

In order for the lawns to be maintained, they must be free of toys, storage, and personal items. Yard Solutions will not move personal items to mow. Please have all items out of the lawn space.

If you are on the no mow list, you are still required to keep the lawn maintained. The lawn must not be overgrown, must be fertilized, and weeds maintained.

Dear Community,

As part of our ongoing efforts to enhance our community, the Board will begin conducting monthly walkthroughs starting in May. These walkthroughs will help identify maintenance needs and ensure that all unit owners are informed of any necessary actions. To streamline this process, the Board will focus on specific areas each month. For example, in May, we will concentrate on lawn and garden maintenance, while June will focus on roofs, and so on. We’ve attached a calendar outlining the focus areas for each month.

After the walkthroughs are completed each month, letters will be sent to owners whose units require attention. Please note that these letters are simply intended to inform you of the identified maintenance needs. In accordance with association rules, owners will have ten days to either address the maintenance concerns or respond with a plan to resolve them. If we do not hear from an owner within that time frame, the Board will need to follow the association’s policy, which may include enforcement actions.

Additionally, if the work requires prior approval, please remember to submit an ARC request and receive approval before starting any maintenance or repairs. This form is available on the CPS portal. ARCs must be submitted for modifications, changes, additions, or improvements to the exterior of the unit buildings, Common Elements and Limited Common Elements.

We understand that home maintenance can sometimes be costly, especially given the current economic climate. Please know that the goal of these walkthroughs is not to penalize anyone but rather to collaborate with you to maintain and improve our community. This effort will not only enhance our shared living environment but also contribute to increasing property values and strengthening our insurance coverage.

To further support you, the Board has compiled a list of resources that may provide financial assistance for repairs to your unit. These are linked below for your convenience.
