A quick reminder to my friends and family: I’m still a Realtor here in the Augusta/CSRA area!
Some of you may have wondered why I haven’t really been posting or advertising much the last several months. I just didn’t feel right encouraging people to jump into a market that felt stacked against the average buyer.
In the last couple years rates shot up, affordability got rough, and so many buyers were getting stuck in bidding wars over and over again. Even when someone finally got an offer accepted, sellers usually weren’t giving much on price, repairs, or closing costs. It made for some disappointing phone calls!
A lot of people were paying premium prices while also taking on some of the highest borrowing costs we’ve seen in years. My buyers didn't feel like the sellers were willing to budge at all, and the sellers felt like they couldn't afford to reduce their prices.
I’ve always felt like my job is to help people make smart decisions financially, not just close deals for the sake of closing deals. So I kept paying my MLS dues and bided my time.
The Augusta/CSRA market HAS become a lot more balanced now. There’s more inventory out there, homes are sitting even longer, and sellers are generally more open to negotiating again. Prices have cooled off some, and buyers are finally seeing opportunities that just didn’t exist a couple years ago. Rates still aren’t where any of us want them to be, but they’ve come down from the peak. And the downtown in Augusta looks atrocious at the moment with all the construction but... it's CONTRUCTION! Augustans have been waiting a long time for the downtown to improve and those days are finally arriving. More entertainment, restaurant options, and improvements in community are here already.

That doesn’t mean anyone should rush into buying a house. But buyers do have more leverage right now, more choices, and way less of the chaos that defined the market for so long.
