August Market Update | Bristol + Norfolk Counties 🏡
August gave us a good reminder that real estate is very local, and one number never tells the whole story.
Both Bristol and Norfolk Counties finished the month with homes selling at an average of 101% of their final list price, meaning well-positioned homes are still seeing strong buyer demand.
In Bristol County, the average sale price was $648,666, with homes taking an average of 28 days to receive an offer.
In Norfolk County, the average sale price was $1,143,405, with homes receiving an offer in an average of just 21 days.
One important thing to keep in mind with that Norfolk County number: average price doesn’t always equal the “typical” home price. A significant number of $1M+ sales pulled the average higher. The median sale price was $858,500, meaning half of the homes sold below that price and half sold above it.
✨ So, what are we watching as we head into fall?
This year’s fall market may look a little different than the typical seasonal slowdown. With the timing of the Fourth of July and summer vacations shifting some activity later, plus a later Labor Day, we could see summer momentum carry further into the fall.
And August is giving us a strong starting point: both counties are still averaging 101% of final list price.
For buyers and sellers, the stretch between Labor Day and the holidays could be an interesting window. Buyers have an opportunity to make a move before the end of the year, while sellers may be able to take advantage of continued buyer activity before the holiday season begins.
If a move has been on your mind, don’t automatically assume you missed your window because summer is ending. Your local market, price point, and personal goals matter much more than the season on the calendar.
