We’re also seeing pending sales slow down, a clear sign that fewer buyers are taking the leap from looking to making offers. On the flip side, homeowners locked into lower-rate mortgages aren’t eager to give up those savings, so fewer properties are hitting the market. The result? We find ourselves in a housing stalemate: buyers hoping for better payment options, sellers holding tight to their current loans, and the pace of transactions at a standstill. Staying current with industry trends and education helps me navigate these challenges with my clients, whether you’re buying, selling, or just weighing your options.

U.S. Housing Market Rebalances Slowly
The national housing market is showing signs of a gradual rebalancing—active inventory is up about 4% from a year ago, but the pace of growth has slowed for the first time in five weeks. For me, this signals a shift toward a more buyer-friendly environment, though not a dramatic change in supply. Homes are spending an average of 61 days on the market, which lines up with what we typically see in late Q3—steady compared to last year and the past few weeks, after a busier start to 2026. New listings have dipped by around 1% year-over-year, returning us to numbers similar to 2025. This is a reflection of affordability challenges—some buyers are moving cautiously, while some sellers are understandably hesitant. The median listing price currently sits at $419,000 (down about 1% year-over-year), and the median price per square foot is $222, the lowest since early Q1 of this year. Inventory gains and higher mortgage rates are nudging the market toward buyers, but overall, we’re seeing a slow and steady pace rather than a dramatic shift. With nearly five decades in real estate and a commitment to staying current, I’m always watching these trends to help clients navigate changes with confidence—whether you’re considering buying, selling, or simply keeping an eye on the market.

Yet, despite more options, pending home sales have dipped 1.1% to a six-month low. The reason? Ongoing high costs and mortgage rates hovering near 6.65%. U.S. Home Prices Ease Across Major Metros
As we move through Mid-Q3, I've noticed that home prices per square foot have eased in 36 of the 50 largest U.S. metro areas—a clear sign that we're seeing a broader cooling across major markets. Nationally, prices per square foot are down about 2% compared to last year, and this marks the tenth consecutive month of year-over-year softening in this key measure. Toward the end of Mid-Q3, the market began to lose some momentum, with several sellers adjusting their asking prices more aggressively to align with shifting buyer expectations. High mortgage rates remain a challenge for affordability, especially in regions that experienced rapid growth during the pandemic. Many of those markets are now giving back a portion of their pandemic gains, as inventory levels have moved above pre-pandemic norms. With over four decades of experience in real estate, I always keep a close eye on these trends to help my clients navigate changing conditions with confidence.
