🏡 Make decisions fast
🏡 Make your offer package shine
🏡 Offer perks that are favorable to the seller and acceptable to you
🏡 Submit all POF’s and pre-approvals with the offer
🏡 Have your real estate attorney available and ready to roll
🏡 Use an agent who has done it all hundreds of times before
🏡 And, maybe the most overlooked point: don’t get into the multiple offer situation. Get that property under contract before everyone else discovers it.

Real estate post:
I am currently working on several transactions, and two of them are very complicated. Both of them are difficult for me and difficult for my clients, because of the attorneys handling the deals.
Both of these transactions are constantly on a brink of collapsing because of the sub-par attorneys.
Someone said: an attorney is just a formality. Someone else said: I don’t need an agent to handle my transaction, as long as I have an attorney. And finally someone said: I am hiring the cheapest attorney.
So. Here is my angle ( just speaking about these two deals that are in progress now): a good attorney can save the deal, and save you money. If an attorney does not do his job, I will take the load and do what I can. But I am not a magician and I can only do so much.
There is no pricetag to put on what a good attorney can do, if he cares, is smart, communicates on time, stands up for his client, and negotiates.
What is the price for those potential mistakes that could be overted: thousands of dollars, your sanity, your time, lost downpayment, a lost deal???
Next time, selecting an attorney, just do me a favour, choose wisely.
