A slow-flushing toilet in Wylie, TX had wipes waiting in the drain.

A new customer had already tried a drill-attached hand auger through the sink, tub, and toilet drains. We discussed clearing options, and the homeowner approved using our toilet auger.

We cleared the stoppage and found wipes on the end of our cable. The toilet was functioning properly when we finished.

A new customer in Frisco, TX, requested estimates for three plumbing concerns.

Our inspection found severe deterioration on the gas riser where the line entered the house, requiring replacement. We also found a leaking hose spigot with a broken handle and an inoperable homeowner shutoff valve with its handle broken off.

Because the gas riser and main shutoff are important safety and emergency-access components, we recommended replacing both immediately. We also recommended replacing the damaged hose spigot.

No repairs were completed during this estimate visit.

A Plano member received comprehensive plumbing maintenance as part of their membership benefits.

We flushed two tank water heaters in the attic, refilled and relit them, and confirmed proper operation with no leaks. Due to their age and condition, we recommended planning for replacement sooner rather than later.

We also flushed the tankless water heater, thoroughly purged the cleaning solution, restarted the unit, and verified leak-free operation.

During the visual inspection, we found an upstairs bathroom cartridge beginning to seize and recommended future replacement. The rest of the visible plumbing and the entire sewer system were found to be in good working condition.

A city high-water-usage notice helped uncover a hidden leak at a home in Wylie, TX.

With every fixture turned off, the meter still showed a continuous 0.66 GPM flow rate. After isolating the plumbing and using listening equipment, we traced the leak to the main water line where it entered the front of the home.

We excavated the area, removed the damaged pipe and old shutoff valve, soldered in a new pipe section, and installed a new shutoff valve. After restoring water service, we tested the entire system and confirmed there were no additional leaks. The area was backfilled with a new valve box and pea-gravel base.

A recently rebuilt toilet was still running at a home in Wylie, TX. Our inspection found that a washer had been installed incorrectly.

We adjusted the washer, tightened the toilet components, and tested everything to confirm there were no leaks. Because the toilet is approximately 20 years old, we recommended replacement as the best long-term solution if the issue returns.

Annual member service in Wylie, TX ☀️

We completed a home plumbing inspection, flushed both water heaters, and ran a sewer camera. Both heaters were in great condition and working properly after service.

We recommended replacing a malfunctioning master bathroom fill valve and the seized hall-bath tub diverter and pop-up. The sewer scope also revealed a major break in the yard line near the sidewalk. Due to its severity, repair was strongly advised. The rest of the sewer system appeared to be in good condition.

Standing water beside a home does not always mean there is a plumbing leak.

A new customer in Wylie contacted us about water pooling along the side of the house and dripping faucets in two bathrooms. Our inspection found that excessive irrigation from the neighboring property and a poorly draining swale between the AC units were causing water to collect between the homes.

We recommended reducing the neighboring irrigation time and having a landscaping company rework the swale for better drainage. We also inspected the dripping guest and primary bathroom faucets and provided estimates for replacement.

Commercial sewer-camera documentation in Richardson, TX 📹

A commercial plumbing contractor contacted us for a camera inspection of a newly installed sewer line at a major department store. The recorded footage was needed for the contractor’s inspection submission.

We accessed the line through an interior wall cleanout, ran the camera, recorded the pipe condition, downloaded the video to a flash drive, and delivered it to the customer.

Annual member inspection in Plano, TX ☀️

We flushed a 50-gallon gas water heater in the attic, recorded the home’s water pressure at 68 PSI, and inspected the sewer line with a camera. The camera revealed a belly in the sewer system that may cause future drainage concerns.

Because the water heater is aging, we recommended planning for replacement and documented the outdated shut-off valves for future attention. The customer also renewed their Happy Day Plumbing membership!
