Sellers often overestimate:
• Upgrades they personally love
• Emotional value
• What “should” matter

Buyers? They’re focused on:
✔️ Price vs. the market
✔️ Condition compared to other homes
✔️ Overall value

But I see this happen more than you’d think
Buyers save, feel ready, apply… and hit a wall.

It’s not always about how much you have saved.
Things like debt-to-income ratio, monthly obligations, and loan structure matter just as much (sometimes more).

The good news? This is all fixable when you plan ahead.

There are more homes on the market right now → more choices
Sellers are negotiating → credits, repairs, price flexibility
And buyers aren’t competing with 10+ offers every weekend

When things “feel better” later? That usually means more competition again.

I keep hearing this from people in: "We're waiting for interest rates to drop before we buy/sell."

Here's what I tell them. 👇

Rates affect your payment, yes. But life doesn't wait for rates. Job changes, growing families, downsizing after the kids leave...those timelines don't pause for the Fed.

And here's the thing: when rates DO drop significantly, buyer demand surges and home prices follow. The "good deal" window usually closes fast.

Right now, buyers have negotiating power and seller concessions on the table that haven't been available in years.
