Uh-oh. Here it comes!

We are virtually certain to see higher rates in our future. Like tomorrow. See the graphic. Not only are rates going up tomorrow but the markets are seeing probabilities of higher rates through next year.

Most impactful is the uncertainty of the Iran action; how it ends, when it ends and what it looks like after. But there is other uncertainty in the world, too. And no matter your view of the global economy we are in a global economy. What happens in one place affects things in other places.

Traders have already priced this rate increase into the bond market and mortgage rates have also priced this rate increase in. 30 year mortgage rates are at or above 7.00% for the first time in a while. While that is still below the long term average of 8.00% it means your new mortgage IS going to cost more. And more the longer you sit on the sideline!

This month prices slipped a bit, down 0.4%, from last month. We don't expect a huge 'correction' in pricing, though. We are still up quite a bit year to date, showing over 13% price increase.

If you were waiting for rates to go down you just sacrificed 13% price appreciation. Our crystal ball is as good as yours but that is real equity since the beginning of the year.

Prompting a rare end of month highlight of interest rates. They are going up and it sounds like the Fed is going to go after inflation aggressively. As we all know, it has stayed stubbornly higher than we would like.
