I had the pleasure of sitting down with the owner, Christine, and learning a little more about this longtime Kutztown favorite.

Christine has owned the Bagel Bar Café for over 30 years, and if that wasn’t impressive enough, they were recently recognized for having the Best Coffee in Kutztown! ☕🏆

But what I really loved hearing about is Christine’s commitment to our community. Not only has she built a successful local business, but she also works alongside and helps young entrepreneurs, sharing her experience and encouraging the next generation of business owners.

🏡 HAVE YOU HEARD THE NEW MORTGAGE NEWS!?

BIG CHANGES COULD BE COMING TO REAL ESTATE!

🔑 TRANSFERABLE MORTGAGE RATES?

Imagine selling your home without automatically giving up your great mortgage rate.

New federal legislation—the MOVE Act—has been introduced that could open the door to portable mortgages, allowing eligible homeowners to potentially transfer their:

✓ Interest Rate
✓ Remaining Mortgage Balance
✓ Loan Terms

from their current home to their next home.

WHY COULD THIS BE HUGE?

Homeowners with low mortgage rates may feel “locked in” because purchasing another home could mean taking on a much higher rate.

Mortgage portability could change that conversation.

This is proposed legislation and is not currently a standard mortgage option.

🏠 AND THAT’S NOT THE ONLY CHANGE…

UAD 3.6 IS COMING!

Beginning November 2, 2026, UAD 3.6 becomes mandatory for new appraisal reports submitted through UCDP for Fannie Mae and Freddie Mac.

WHAT’S CHANGING?

The traditional appraisal process is getting a major modernization with:

✓ A redesigned appraisal report
✓ More detailed property information
✓ Updated property terminology
✓ More standardized & structured data
✓ One flexible reporting structure for different property types

🎬 CUT… AND THAT’S A WRAP! 🎬

What a night!! 💙🍿🎥

We had such an amazing turnout at the Borough of Kutztown Pool for Movie Night! Seeing so many families come out, relax, have fun, and enjoy the evening together made all the hard work completely worth it. ❤️

Thank you to everyone that showed up and helped out! 🙌

A HUGE thank you to Megan and the Kutztown Dolphins Swim Team, as well as Bob from the board, for giving me the opportunity to help create this event and do something I truly love—bringing people and our community together! 🐬

There was definitely a lot of work that went on behind the scenes, but seeing all the smiles and watching everyone enjoy themselves reminded me exactly why I love doing events like this.
