This is what a well-run HOA looks like. Saturdays here are full of neighbors hanging out and kids playing, and it's the only planned community like it in the Yakima Valley.

✈️ Want more flights out of Yakima?

It starts with actually flying out of Yakima.

One of the biggest things I learned from my conversation with Christopher Hopkins is just how much goes into expanding and improving the Yakima airport.

We’re talking years of planning, millions of dollars in investment, terminal expansion, additional gates…and hopefully, more flights and airlines.

But there’s one piece of the puzzle that we can actually help with: passenger numbers.

Airlines look at demand. And every time we choose to fly out of Yakima instead of driving to another airport, we’re helping demonstrate that demand exists here.

So if we want better options in the future, supporting our local airport today matters more than you might think.

Yakima Air Terminal generates over $600 million a year for this valley - and most people driving past it have no idea.

A 737 has already landed here. It's a 10-minute drive home instead of a 2-hour haul to Sea-Tac. And every dollar funding the $15M terminal upgrade comes from airline, corporate, and grant revenue - not your taxes.

More flyers means more airline competition, which means lower fares for all of us. During harvest season, international buyers fly in through YKM to see Yakima Valley fruit country firsthand.

This airport is a bigger deal than people realize.

Apple Tree is one of those neighborhoods you really have to experience to understand why people love it.

The manicured yards
Beautiful homes
Sidewalks made for evening walks
Gated streets that give the neighborhood a tucked-away feel.

I know, I know…HOA can feel like a four-letter word. 😅

But I think Apple Tree is a pretty great example of what an HOA can look like when it’s done well.

Instead of focusing on rules for the sake of rules, the goal here is maintaining the community people actually chose to buy into:

👉 Beautiful common areas
👉 Amenities people use
👉 Gathering spaces
👉 Neighborhoods that continue to feel cared for.

And then there’s the lifestyle.

Pickleball after work.
Kids at the pool.
Walkable streets.
Neighbors gathering outside.
Golf practically in your backyard.

It feels less like a collection of houses and more like an actual community.

So maybe the question when you're house hunting shouldn't simply be: “Does it have an HOA?”

Ask instead: “What am I actually getting from the HOA?”

Because those can be two VERY different conversations.

Moving to the country sounds peaceful…until you realize you’re moving into someone else’s neighborhood.

And by “someone,” I mean raccoons, deer, elk, skunks, mice, woodpeckers…maybe a cougar or two…and yes, even snakes. 🐍

When I’m talking to someone about rural living, this is one of those things I want them thinking about before they build.

You’re not just choosing a piece of land - you’re building a home right in the middle of nature.

That means your home design, landscaping, fencing, storage, pets, and even where you place certain features on the property may need a little more thought.

Buying land in the Yakima Valley?

One of the BIG expenses people don’t always think about before building is the septic system.

If the soil allows for a traditional gravity-flow system, you could be looking at roughly $12K–$15K for installation.

But here in the Yakima Valley, our basalt rock can make things a little more complicated.

If the property requires a pressurized system? That price can jump to $20K–$30K+ depending on the property and system requirements.

And you don’t want to discover that after you’ve already fallen in love with the land.

That’s why a perc test is such an important part of doing your homework BEFORE you get too far into the building and permitting process.

The lot might have the perfect view, perfect location, and perfect amount of acreage…but what’s happening underground matters too. 😉

Save this if buying land or building a home in the Yakima Valley is somewhere in your future!

I get it. I fall for the view, too.

There’s something pretty irresistible about finding a piece of land in the Yakima Valley with rolling hills, wide-open space, and enough privacy to finally build exactly what you want.

But after 27 years in real estate, I’ve watched buyers fall in love with the land before they understand everything that comes with it.

The purchase price is only part of the story.

Septic.
Wells.
Insurance.
Private roads.
Internet.
And yes…the occasional four-legged (or slithering 😬) neighbor.

None of those things would stop me from loving rural living. They’re simply things I’d want to know BEFORE making an offer - not after.

Because the dream is a whole lot more enjoyable when you know what you’re getting into.
