One of the things I love most about living in Yakima is that there isn’t just one way to spend a Saturday.

You can start your morning with coffee and pastries, spend the afternoon wine tasting at some of the best wineries in Washington, and enjoy incredible views along the way. šŸ·

Or you can head into the Yakima River Canyon, spend the day fly fishing, exploring the outdoors, and soaking in the beauty that makes this valley so special. šŸŽ£

The best part? Both of these experiences are right here in our backyard.

Yakima is so much more than people expect, and that’s one of the reasons so many of us love calling it home.

A doctor and his young family are considering a move to the Yakima Valley - and today we toured five very different homes to help them find the one.

We started on the east side and worked our way west. Here's how it went:

šŸ  House 1: Stunning private gated courtyard. Hard to find. 7 out of 10.
šŸ  House 2: Loved the floor plan. 8.5 to 9. But the small yard and maintenance were dealbreakers.
šŸ  House 3: Beautiful home, but no lawn for kids and super shiny engineered floors killed it. Hard no.
šŸ  House 4: Whatever. Moving on.
šŸ  House 5: The one I think could be the winner...

Not every home is the right fit - and that's the whole point of the search.

This is hitting hard for a couple of my clients right now.

One relocated here from Texas less than a year ago - now they're being called back to the Midwest.

Another came over during COVID, built a brand new home, and now has to sell after just two and a half years.

The problem?
The market has shifted.
Prices have cooled, especially in that $750K to $1M+ range.

Selling too soon after buying can mean writing a check for $50K or even $100K just to get out from under the home.

Before you list, consider your options.

Could you rent it out instead?
Could a family member move in?
Is it better to hold for a year or two than to take a major loss right now?

Sometimes the smartest move is not selling at all.

I used to roll my eyes at open houses…felt like a long day for very little payoff.

Standing around, waiting, making small talk - I was convinced they didn’t actually sell homes.

But I had it completely backwards.

Here’s what changed everything for me…

Open houses aren’t about the house - they’re about the people walking through it.

You start to notice patterns.
What buyers linger on. What they question. What they don’t say out loud but clearly feel.

It’s real-time market research…and most agents are skipping it.

And let’s talk about the part no one really admits:
the buyer touring your open house usually isn’t the one who’s going to buy it.

So if you think the only goal is to sell that house…yeah, you’re going to think it’s a waste.

But that same buyer?
They’re actively looking. They’re motivated. And they’re going to buy something.

That’s where the opportunity is.

I used to think I was ā€œpastā€ doing open houses…

Now I see them for what they really are - one of the best ways to stay sharp and stay connected.
