Everybody keeps blaming interest rates for the slowdown in real estate.

But after tracking the Yakima market from June 1 through August 31, I think that explanation is way too simple.

This summer, inventory climbed. Homes sat longer. Price reductions became more common. Buyers became more selective. And by the end of August, residential inventory had reached roughly 4.5 months.

That is a very different market than the one we got used to.

In this video, I break down the 10 biggest takeaways from the Yakima summer housing market, including what buyers are doing differently, where sellers are losing leverage, why some homes are still selling quickly, and why uncertainty may be affecting the market just as much as affordability.

My biggest takeaway?

The market did not crash.

It changed.

And buyers and sellers who understand that change are going to make much better decisions than the ones still using the rules from a few years ago.

Friends, I know there are a ton of people who would love to be in the Barge Chestnut neighborhood but believe there are only 'old houses that need a ton of upgrades to plumbing and heating'.
