YVLA Affiliates: We’re Looking for Meeting Speakers

The Yakima Valley Landlords Association is currently scheduling affiliate speakers for upcoming membership meetings.

If your business provides a service that benefits landlords or rental housing providers, this is a great opportunity to introduce your business, share useful information, and connect with local property owners.

Thank you to everyone who joined us for last night’s YVLA membership meeting!

We enjoyed hearing from Karina Bazaldua with BMO Bank, who shared information on lending options, home equity lines of credit, business financing, and FDIC coverage.

We also welcomed Mireya with MST Cleaning Services, one of our newest YVLA affiliates, and learned more about the cleaning services she offers local landlords and property owners.

Congratulations to our door prize winner, David Eggleston, and our 50/50 PAC winner, Dave McDonnell, who took home $25!

Meeting materials, including Karina’s presentation and MST’s pricing sheet, have been shared with YVLA members.

Thank you again to our speakers, affiliates, and members for making these meetings possible!

YVLA AUGUST MEMBERSHIP MEETING

Join us Thursday, August 20th for our August Membership Meeting!

This month, we’re excited to welcome Karina from BMO Bank as our featured speaker. Karina will be discussing topics that can benefit landlords and rental property owners, including:

🚨 IMPORTANT RENTAL HOUSING UPDATES

There are two important updates Washington rental housing providers should be aware of:

🔥 Wildfire Emergency Proclamation 26-03.1

Yakima County is included in the areas affected by the Governor's August 10 emergency proclamation.

🏠 Writs of Restitution: Ex*****on is generally temporarily restricted in affected areas through August 24, with limited exceptions.

🏠 Abandonment: Through August 31, evacuation or fire damage cannot be treated as abandonment unless the tenant communicates an intent not to return.

🏠 Displaced Occupants: Statewide through August 31, landlords generally cannot take certain termination or eviction actions based on occupants or pets staying in a rental because they were displaced by the affected wildfires.

The proclamation does NOT create a rent moratorium or general late-fee relief.

📈 2027 RENT INCREASE CAP: 10%

The Washington State Department of Commerce has announced that the maximum annual rent increase for 2027 will be 10% for rental units subject to the state's rent stabilization law.

The 10% maximum applies from January 1 through December 31, 2027, unless an exemption applies.

The underlying formula remains 7% + CPI or 10%, whichever is less.

YVLA will continue to keep local rental housing providers informed as these changes develop.
