Some moments in this job just fill your heart. 🩵

I recently had the privilege of helping a darling young military family purchase their new San Antonio home entirely from out of state. They trusted me, they trusted the process, and they trusted the technology that made it all possible. They never set foot inside the house until after closing.

With a growing family and the reality that military life may require a move earlier than they’re planning for, we weren’t just searching for a home they’d love today. We were searching for one that would take care of them if they need to sell even just a few years down the road. That means the right neighborhood, the right layout, and the right investment.

We found it. A community with a vibrant amenity center where making friends comes naturally, and where parents walk their little ones to the nearby elementary school every morning with younger siblings happily along for the ride in strollers. It’s perfect.

Yesterday I got to meet them in person for the very first time to help pick out a paint color (yes, you’re looking at two of the top contenders). And honestly? Showing feedback…my nemesis.

I've sold my own home 3 times. You know the drill…racing around clearing counters, turning on lights, doing a panicked last-minute mop... then driving around while they're there, coming home, and waiting.

And waiting.

And waiting.

What do we all want? Feedback! That one magical tidbit that'll make everything click. The thing we overlooked. The fix that suddenly makes buyers say yes.

Here's the hard truth…that doesn't exist.

If your home is prepped, clean, and priced right, there's not a quick fix. And most of the time, when I show a house and my buyer moves on? There's genuinely not much to say. "Showed well, not a fit." That's it. Not because I'm being lazy…it's because the buyer is overwhelmed and the house just wasn't the one.

But when buyers keep looking at your home and walking away without an offer? That's a pricing conversation. It always comes back to location, condition, and price.

"But my Zestimate says..." — Zillow has never been inside your home. Do not trust that number.

Have you ever written a legal contract, negotiated a low appraisal, or built a comparable market analysis from scratch to submit to a bank for a reconsideration of value?

If you're a numbers person, here's what the data actually says:

- FSBO homes sold for a median of $360,000 vs. $425,000 for agent-assisted sales — an 18% gap. Even after paying commission, agent-represented sellers walked away with ~$40,000 more in net proceeds.

- 64% of FSBOs say they did not achieve their desired sales price.

- Only 11% successfully complete the sale without involving a realtor at some point — 10% end up hiring an agent anyway after running into problems.

- 38% of FSBO sellers already knew their buyer — a family member, friend, or neighbor. Meaning the true cold-market FSBO is even rarer and riskier than the numbers suggest.

The right agent keeps you from missing opportunities, overpaying, and getting blindsided by the fine print...and most of that work happens long before you ever see a closing table.
