Buy now or wait for the housing market to crash?

It’s one of the most common questions I hear from buyers looking in New York City and Lower Westchester real estate.

Since 2020, home prices across NYC, Westchester County, and the Bronx suburbs have appreciated at a pace we historically haven’t seen.

Yet right now there’s no clear economic trigger suggesting that home values are about to collapse into “bargain” territory.

Sunday morning in New York City.

A lot of people get into real estate thinking it is all time freedom and big commissions.

A new ceasefire proposal in the Iran conflict is being negotiated. Oil prices have already started reacting, and markets are watching closely.

Why this matters:

Oil prices affect inflation.
Inflation affects mortgage rates.
Mortgage rates affect buyer behavior.

Possible outcomes:
• If tensions cool → inflation pressure drops and rate cuts become more likely
• If conflict escalates → supply remains tight and housing prices stay supported
• If the economy slows → rates often fall and buyers re-enter the market quickly

Locally, the biggest factor remains inventory. Westchester, Yonkers, and the Bronx continue to have historically limited housing supply relative to demand.
