Bronx or Yonkers—which fits your lifestyle?

Choose the Bronx for NYC energy, transit, neighborhood variety, and housing value. Choose Yonkers for a suburban-city feel, Westchester access, parks, and its own school district.

Your commute, budget, space needs, and daily routine should lead the decision.

Comment “BRONX” or “YONKERS,” then DM me for a no-pressure neighborhood comparison.

Waiting for lower mortgage rates could cost you the right home.

“Marry the house, date the rate.”

If the payment works at today’s rate, buying can help you build equity through principal reduction and potential appreciation. You may be able to refinance later—but you can’t buy yesterday’s home at yesterday’s price.

Would you buy at 7% or wait? Comment “BUY” or “WAIT” below.

Waiting for lower rates has a price.

When mortgage rates reached 8% to 9%, buyers kept hearing:

“Marry the house, date the rate.”

Rates now sit near 7%, yet the strategy still deserves attention.

Your mortgage rate tells only part of the story.

🏠 Each payment reduces your loan principal

📈 Home appreciation builds equity over time

🧾 Tax rules might provide homeowner deductions

⏳ Buying sooner starts your ownership timeline

🔄 Refinancing offers another path if rates fall

None of this means buying at any price.

Your payment must fit your budget.

You also need funds for repairs, insurance, taxes, and life outside the mortgage.

Waiting has costs too.

You keep paying rent.

You delay principal reduction.

You miss any appreciation during your wait.

Ask yourself:

Are you waiting for a rate target, or have you found a home and payment structure aligned with your plans?

Focus on the full equation.

Price. Payment. Principal. Equity. Taxes. Timing.

The rate matters.

Your long-term plan matters more.

Yonkers homeowners could pay $551 more per year in property taxes. Here’s what buyers, sellers, and homeowners need to know.

Mayor Mike Spano has proposed a $1.7 billion Yonkers budget that includes:

🏠 A 5.25% increase in the combined city and school tax rate

📊 A rate increase from $963.14 to $1,013.69 per $1,000 of assessed value

💵 About $551 more per year for a home with the median assessed value

🗓️ Roughly $46 more per month

🚰 A proposed 3.17% increase in water and sewer rates

The proposal keeps city jobs and services intact while maintaining $298.4 million in school funding.

The Yonkers City Council must still review and approve the budget before the new fiscal year begins July 1.

If you’re buying a home in Yonkers, higher property taxes could affect your monthly payment and mortgage approval. If you’re selling, they could influence buyer affordability and demand.

Would an extra $551 per year change your real estate plans?

Yonkers Buildings Could Face a Strike

More than 1,000 doorpersons, porters, supers, and resident managers voted to authorize a strike if no deal is reached by September 30.

That could disrupt trash removal, package intake, maintenance, and building coverage.

Own, manage, or plan to buy in a local building? Ask about the strike contingency plan now.
