Plot twist: La Habra just became the most interesting city in Orange County, and nobody noticed 👀

Thirty-five new businesses opened this summer. THIRTY-FIVE. Dutch Bros energy, Krispy Kreme donuts at midnight,and Korean-French pastries until 10 PM. The commercial vibe on Imperial Highway is entirely different than six months ago.

But here's the real story: while everyone's panicking about Orange County prices, La Habra's median price is $880k. That's $320k less than Brea, $220k less than Fullerton. Same schools. Same freeway access. Better community character (in my totally unbiased opinion after 14 years here 😉).

October's packed too - Children's Museum Halloween bash, Elvis at the Depot Theatre on October 4th, Kids Night Out on the 17th. The $73 million school bond is being used to upgrade facilities. Vista Walk townhomes starting under $760k.

Okay, real talk about Placentia neighborhoods (because I get asked this constantly)...

Look, I've been showing homes in Placentia for years, and honestly? This city hits different. You've got luxury golf course living in Alta Vista South if you're rolling deep (think $1.38M+), but then there's also Placentia Lakes, where you can get into a gated community for around $559K. And don't even get me started on Old Town – that place has serious character,Real talk – I've been helping families find homes in Placentia for years, and I'm probably way too enthusiastic about this city, but I can't help it when I see what people get for their money here.

So here's my honest take on the four main neighborhoods, because I've walked every single street and probably annoyed half the residents with my questions about their experiences living there.

Alta Vista South is where you go when you want to feel fancy every single day. Golf course views, newer construction, space to actually breathe... if you've got $1.38M+ to work with, this is seriously gorgeous living. I had a client tell me it felt like being on vacation at home, and that's pretty accurate.

Old Town Placentia has my heart, though. Those tree-lined streets with the mix of vintage bungalows and modern updates? Chef's kiss. Plus, everyone's buzzing about the Metrolink station they're building – a game-changer for commuters and property values.

Spent the morning in Old Towne Orange. This place is great.

The historic Plaza sits in the middle of California's biggest registered historic district. Sounds fancy, but it's just a nice place to walk around. There's a free museum across from the train station—a weekend farmers' market. Good coffee.

Pro tip: Get there before lunch. Enjoy easier parking and fewer crowds at the shops.
