BEFORE AND AFTER TIME AGAIN ๐ก
This one was my most challenging flip to date! I opened escrow to buy this one all the way back in 2018 so this is my 4 years flip ๐คฏ Once we were in escrow the seller did some things that got him in trouble with police and the city so close of escrow was delayed, then lawyers were involved and then covid and then crazy neighbors jumped on board for more issues! This one also involved a seller who broke back into the house after I finally bought it in early 2021 then surprised me and my crew when we were doing our very first walkthrough by dropping down out of the attic then grabbing my worker and holding him at knifepoint (zero exaggeration, yes cops were involved)๐ณ I was somehow able to be extremely calm and talked him into letting my guy go and letting us all leave. The worker quit after that (understandable!). Once we finally got everything moving forward, the city filed a lawsuit against ME! Can't say anything on that yet because it's not 100% closed other than I learned that sexism is real, cities have a ton of legal power (more than states in some cases) and that I have a whole lot of fight in me. ๐ When that's 100% resolved (and my lawyer says I can ๐คฃ๐คฃ) I will go deeper on that story. At the end of the day I learned an incredible amount of lessons. This one changed me, how I do business and shifted what I'm willing to deal with. At the end of the day, the new buyers got a fabulous home and I got to close escrow and finally move on! Cheers to the next one being drama free ๐ฅ
