🧹 STAGING COULD ADD THOUSANDS TO YOUR SALE PRICE. HERE'S THE PROOF.

If you are getting ready to list in York, Harrisburg, or the West Shore, staging is one of the lowest-cost, highest-impact things you can do before the photos go up, and the data backs it up.

According to the National Association of Realtors, sellers' agents report that staging a home typically increases the dollar value buyers offer by 1% to 10%, and nearly half of sellers' agents say staging shortens time on market too.

Before you hire a professional stager or spend a dime, start with the basics agents recommend most:
→ Declutter every room. This is the single most-recommended step, and it is free.
→ Deep clean the entire home, top to bottom, including places buyers will actually open: cabinets, closets, the garage.
→ Boost your curb appeal. First impressions start in the driveway, not the entryway.
→ Focus extra attention on the living room, primary bedroom, and kitchen. These are the rooms buyers remember most.

None of this requires a renovation budget. It requires a weekend, some boxes, and an honest look at your home through a buyer's eyes.

💰 SELLING YOUR HOME? YOU MIGHT OWE $0 IN CAPITAL GAINS TAX.

One of the most common questions I get from sellers in York, Harrisburg, and the surrounding areas is what they will actually owe the IRS after closing. For most homeowners selling a primary residence, the answer is refreshingly simple: nothing.

Under the home sale exclusion, single filers can exclude up to $250,000 of profit from capital gains tax. Married couples filing jointly can exclude up to $500,000. Anything above that may be taxable, but most sellers in this area never get close to those numbers.

To qualify, you generally need to meet the ownership and use test:
→ You must have owned the home for at least two of the last five years.
→ You must have lived in it as your primary residence for at least two of the last five years.
→ Those two years do not need to be consecutive, and short trips away do not count against you.
→ If you are married filing jointly, only one spouse needs to meet the ownership requirement.

This is general information, not tax advice. Every situation is different, so it is always worth confirming your numbers with a tax professional before you list.

📊 YOUR OFFER WON THE HOUSE. BUT WILL IT APPRAISE?

In a market where 44.4% of York County sellers are getting offers above asking price, more buyers are running into a problem their pre-approval letter did not prepare them for: the appraisal gap.

Here's what it is: your lender will only loan against the appraised value of the home, not your offer price. If you offer $350,000 and the home appraises at $335,000, you have a $15,000 gap, and your lender will not cover it.

If that happens, you generally have a few options:
→ Renegotiate: ask the seller to meet the appraised value. In a competitive market, they may say no.
→ Cover the gap in cash: pay the difference out of pocket at closing.
→ Split the difference: some buyers and sellers agree to split the gap to keep the deal together.
→ Walk away: if you kept your appraisal contingency, you can cancel and get your earnest money back.

Waiving the appraisal contingency can make an offer stand out in a bidding war, but it also means you are personally on the hook for any gap, with no way out. That is a decision worth making with your eyes open, not just to win a bidding war.

⚠️ DON'T SKIP THE RADON TEST. HERE'S WHY IT MATTERS HERE.

Radon is an invisible, odorless gas, and it is not a rare problem in this area. The EPA has classified York County as Zone 1, meaning it has the highest predicted indoor radon potential of any zone in the country. Statewide, nearly 39% of Pennsylvania homes tested have come back above the EPA's recommended action level of 4 picocuries per liter (pCi/L).

Here's what that means for you as a buyer:
→ A radon test is cheap and quick, often just 48 hours with a simple monitor, and it is one of the most overlooked items on a home inspection checklist.
→ A high reading does not mean walk away. Mitigation systems typically bring levels down reliably at a modest cost.
→ If your test comes back high, you can usually negotiate for the seller to install a mitigation system or credit you at closing.
→ Skipping the test to save a little time and money now can mean living with an unknown risk for years.

Whether you are looking in York, Harrisburg, Camp Hill, or anywhere on the West Shore, make radon testing a standard part of your home inspection, not an optional extra.

Want a buyer's checklist that covers radon and everything else worth testing before you close? Let's talk. 🏡

💵 HERE'S WHAT ACTUALLY COMES OUT OF YOUR SALE PRICE.

A lot of sellers in York, Harrisburg, and the West Shore picture their payout as "sale price minus my mortgage." In reality, there are several smaller costs that come off the top first, and it's worth knowing them before you're sitting at the closing table.

Here's what typically factors in, beyond your agent's commission:
→ Pennsylvania's realty transfer tax — usually 2% of the sale price total, commonly split evenly between buyer and seller in most areas
→ Title insurance and settlement or recording fees — often in the $200 to a few thousand dollar range, depending on your transaction
→ Prorated property taxes and any HOA dues owed through your closing date
→ Your remaining mortgage payoff balance, plus any agreed-upon buyer concessions

Put simply: net proceeds = sale price, minus your total cost to sell, minus your mortgage payoff. That's the real number that lands in your account, and it's usually a bit lower than sellers initially expect.

The good news is none of this is a mystery. A quick conversation before you list means no surprises at the closing table, and a clear picture of what you'll actually walk away with. 📊

🌉 LEMOYNE MIGHT BE THE WEST SHORE'S BEST-KEPT SECRET.

When buyers ask me about the West Shore, Camp Hill and Mechanicsburg usually come up first. Lemoyne quietly deserves to be in that conversation too, and more buyers are starting to notice.

Here's what makes it worth a look:
→ A genuinely walkable little borough, with Market Street's shops and restaurants just blocks from most homes
→ Some of the shortest commutes into downtown Harrisburg on the whole West Shore, just across the river
→ A mix of charming older homes and smaller-scale new construction, often at a more approachable price point than neighboring towns
→ Easy access to the Capital Area Greenbelt for walking and biking right along the riverfront

The numbers back it up: the median sale price in Lemoyne has climbed to around $272,819, up roughly 21% from a year ago, a sign that buyers are already catching on. That's still more approachable than a lot of comparable West Shore locations, but that gap is closing fast.

If you've been priced out of Camp Hill or Mechanicsburg and haven't looked seriously at Lemoyne yet, it might be time to. Want to see what's actually available there right now? Let's take a look together. 🏘️

🛠️ NOT EVERY RENOVATION PAYS YOU BACK. HERE'S WHAT ACTUALLY DOES.

Before you spend a single dollar getting your home ready to list in York, Harrisburg, or the West Shore, it helps to know which projects actually return money at closing, and which ones just drain your budget.

The projects consistently delivering the best return, according to this year's national cost-vs-value data:
→ Garage door replacement — roughly 268% ROI, one of the highest-returning projects you can do
→ New steel entry door — about 216% ROI
→ Manufactured stone veneer on the exterior — around 208% ROI
→ A minor kitchen refresh (not a full gut job) — about 113% ROI

Now, the ones to think twice about before listing:
→ A major, upscale kitchen remodel — often only 51-52% ROI
→ Swimming pools — frequently a net negative for resale in this area
→ Sunrooms and room additions — typically 30-50% ROI

The pattern here is simple: buyers pay a premium for curb appeal and clean, move-in-ready basics. They rarely pay full price for luxury upgrades that reflect your taste more than theirs.

🔑 PRE-QUALIFIED AND PRE-APPROVED ARE NOT THE SAME THING.

If you've started house-hunting in York, Harrisburg, or anywhere on the West Shore, you've probably heard both terms thrown around like they mean the same thing. They don't, and the difference can cost you the house you want.

Pre-qualification is quick and informal: you share some numbers with a lender, and they give you a rough estimate of what you might be able to borrow. No documents, no credit check, no real verification. It's a helpful starting point, but it carries almost no weight with a seller.

Pre-approval is the real thing: a lender reviews your actual pay stubs, tax returns, and bank statements, pulls your credit, and gives you a conditional commitment for a specific loan amount. It takes a few days instead of a few minutes, but it tells a seller you're a serious, verified buyer, not just someone browsing.

Here's why that matters right now: homes in York County are still selling in a median of just 10 days, and 44.4% of sellers are getting offers above asking price. In a market moving that fast, a pre-qualification letter can lose you a home to a buyer who already has pre-approval in hand.

✨ DOES STAGING YOUR HOME ACTUALLY WORK? THE NUMBERS SAY YES.

Only about 28% of sellers stage their home before listing it, which means most sellers in York, Harrisburg, and the West Shore are leaving an edge on the table. Staged homes typically sell for noticeably more than unstaged ones, and they tend to move off the market significantly faster.

Why staging works:
→ It helps buyers picture their own life in the space instead of yours
→ Empty or cluttered rooms photograph poorly, and most buyers scroll past weak listing photos before they ever book a showing
→ A staged primary bedroom, living room, and kitchen usually deliver the biggest return for the effort involved
→ You don't need a full professional package — decluttering, depersonalizing, and a few key furniture pieces can go a long way

The goal isn't a magazine cover. It's helping a buyer walk in and think "I could live here" within the first thirty seconds.

Getting ready to list in York, Harrisburg, or the surrounding area and want a walkthrough of what to stage (and what to skip)? Let's put together a plan before your photos get taken. 📸
