I was truly surprised and incredibly humbled to receive the Silver Award for 2025 at last week’s awards luncheon. Short answer? Yes — and here’s why.
Staging isn’t about making a home look fancy. It’s about helping buyers see the space, understand the layout, and emotionally connect. Proper furniture placement can make rooms feel larger, brighter, and more functional. It highlights strengths and minimizes distractions.
Most buyers shop online first. If a home photographs well, it gets more clicks. More clicks lead to more showings. More showings often lead to stronger offers.
Staging doesn’t always mean renting all new furniture. Sometimes it’s simply decluttering, rearranging, and adding a few thoughtful touches.
Henry’s Take 🐾: Buyers decide quickly — often within minutes. If a home feels welcoming and easy to imagine living in, they tend to stay longer… and start picturing where they’d put their dog bed. 🐾

Not every repair carries the same weight. Buyers focus first on the big-ticket and safety items — roof condition, heating systems, plumbing, electrical, windows, and anything involving structure or water intrusion. If those areas feel solid, buyers feel confident.
It’s also important to remember that some loan programs (like FHA or VA) may actually require certain repairs to meet safety and property standards before closing. So peeling paint, missing handrails, or non-functioning systems can become more than just negotiating points — they can be deal requirements.
A home doesn’t have to be perfect — it just needs to feel well maintained and functional.
Henry’s Take 🐾: Fix what makes buyers (and lenders) nervous. When the bones are strong and the small stuff is handled, offers tend to come in with fewer claws attached. 🐾

Yes—definitely. A seller’s pre-listing inspection can catch issues early, avoiding surprises and help for smooth negotiations. For buyers, an inspection gives a clear picture of the home, so they know exactly what they’re buying. That’s why my human (he’s the Realtor®!) makes these recommendations.

Interest rates don’t change a home’s value overnight—but they do affect what buyers can afford. When rates rise, monthly payments go up, which can limit buying power and put pressure on prices. When rates fall, buyers can often afford more, which can boost demand and support higher values.
That said, interest rates are just one piece of the puzzle. Location, condition, inventory, and timing still matter—a lot. That’s why my human (he’s the Realtor®!) looks at the whole market, not just the rate chart.

Maybe… but not always! Spring has more buyers and more competition. If your home is ready now, you could actually stand out by listing sooner.

If it needs a few touch-ups first, early spring might be the sweet spot.

Henrry here, I've missed all of you but after a very hectic 2025 I needed some down time with my human. Now, I'm back and looking forward to your questions in 2026! Here's the short answer to your question. Not usually. ❄️
Winter often means fewer homes for sale — and more serious buyers.

If a home is priced right and shows well, it can still sell very successfully this time of year. Sometimes, less competition actually helps.
