Another home sold! This is my first listing sold in 2026! I have had a slower pace in the last two years with real estate. But, I do miss it and I look forward to more engagement this year. This will be 12 years of selling homes for me this year! I've closed over 300 transactions!! Looking back, I'm reminded that the days are long, but the years are fast. I've learned a lot in that time and I can use what I've learned to make smooth transactions for others.

Keep me in mind with anyone you know who is considering buying or selling homes this year! Referrals from people who know me is the best compliment I can receive!!

This.... would be my house!! We close in 9 days. My family has been here for 6 years, which really isn't that long, but still a lot of memories made here. Going through this move myself is giving me a fresh perspective on the kinds of things my clients experience. It makes me want to put some real thought leadership into what I can do for my clients to take some of the stress out of the process. If I can't reduce stress, what can I do that will be a blessing and encouragement to them. Maybe I offer to bring a bunch of pizzas and drinks for them and their friends on moving day. Maybe a gift certificate for a massage or spa, lol! I'm open to ideas! It is just interesting to be on this side of it. I've moved once before since being in real estate sales, but something about this move is just different. Maybe I'm just getting more sentimental with age.

2025 is a year with high optimism. This beautiful property was first listed last Spring. It expired at the end of the year and was off market for a day. I put it back on the market and the activity was more than what we had in the beginning. Now under contract, this property will transfer to its next owners Feb 3rd! This is a place my family personally enjoyed, as it is my in-laws. We had good times floating in tubes down the creek, 4 wheeling, off-roading my Jeep, target practice, air-soft battles, building forts, and the list goes on. Even holding showings tended to be a good time here! It's not very often that I can take clients through trails in my Jeep or on 4 wheelers. But, the chapter is ending and I'm excited for this new family to be able to build the same memories there.

Look people, my mind is slightly blown on this one. Lots usually take some time to sell. Now, I confess, I have not listed a vacant lot since before the real estate mania. But the madness has calmed down a good bit. However, I had two offers on this lot within 3 days of listing it. It was obviously not overpriced and I don’t believe it was underpriced. Did I just hit it at the right time or is there a lot of demand for lots this size? If you have a vacant lot that you’ve been sitting on, now is a great time to list it! Maybe this one was just in the right place at the right time, but with vacant land especially, there’s no harm in testing the market. Besides, there is one buyer that didn’t get this one and still is looking!!

I have been working on goal planning for this year! I’m planning to put more into Real Estate in 2024! It will be a very interesting year. There are many people with negative predictions this year for real estate. But real estate always offers opportunities. There is a time to buy, a time to sell, and a time to hold.
