Four features that help sell a house according to Realtors in PA:
1) updated kitchen
2) upgrades to major systems (roof, HVAC, etc.)
3) the pretties (flooring, lighting, hardware, paint colors, etc.)
4) good maintenance!

IMO, #4 is the most important feature. Buyers are smart and they know that well maintained home has more value even if the kitchen or flooring doesn't fit the latest trend (please don't go trendy unless those trends are easy to re-trend in six months when the fad fades!).

My buyers know how much I sing the praises of a house that has been maintained. All the other stuff can be personalized over time, but without a good foundation of care, you may be throwing good money after bad.

Pro tip: if you don’t have water and sewer/septic back up coverage on your homeowners insurance policy, get it! Shouldn’t be more than $150-$200 a year and could save you thousands should that sort of disaster happen.
