🏡 Mike’s Monday Market Minute…Without the Minute!

The newest complete York County numbers are still August 2026, and I think they tell a pretty clear story: the market is more balanced, but the right homes are still competitive. Redfin reports a $318,933 median sale price, up 8.1% year over year, with homes moving in a median of just 10 days. They also show a 100.7% sale-to-list ratio and 44.4% of homes selling above asking.

At the same time, Realtor.com shows 2,166 active listings, up 4.86%, with a median asking price of $364,950, up 6.01%, and officially classifies York County as a balanced market. Translation? Buyers finally have more choices, but sellers with a well-priced, well-presented home can still get a strong result. Balanced overall. Competitive when the house is right. 🏡 UNDER CONTRACT | BUYER REPRESENTATION

A year and a half of searching… and they finally found THE ONE.

These buyers weren’t looking for just any home. They had a very specific list of wants and needs, and for the last 18 months, we’ve stayed patient waiting for the property that truly checked all the boxes.

Well… this million-dollar property did exactly that. 🙌

We were able to put together a deal, and I’m excited to officially say we are UNDER CONTRACT!

This one is also a great example of why relationships in this business matter. I’ve built a great relationship with the listing agent, and having that open communication and mutual trust between both sides absolutely helped us navigate the deal and get it together.

Now we work through the rest of the process and get these buyers to the closing table. 🔑

Sometimes finding the right home takes time. The important part is having someone willing to stay patient, keep searching, and be ready when the right opportunity finally shows up.

🏡 Mike’s Monday Market Minute…Without the Minute!
Here’s why I keep saying that “more inventory” does not automatically mean the market is slowing down. York County now has more homes available and Realtor.com is calling it a balanced market—but August closed sales tell another important part of the story: the median sale price was $318,933, up 8.1%, homes moved in a median of just 10 days, and almost 45% still sold ABOVE asking price.

So what does that mean? Buyers have choices again, but good homes are still moving. Sellers can’t rely on the market to bail out bad pricing anymore—pricing, condition and presentation matter. Buyers have a little more breathing room overall, but when the right house is priced right, you still need to be ready to move. There are some homes where handing over the keys means a little more...

In 1994, my sellers built this house from the ground up. At the time, it was just a house.

Then life happened.

Kids were raised here. ❤️
Foreign exchange students became part of the family.
Summers were spent around the pool.
Grandkids called this a second home.
There were birthdays, holidays, get-togethers, laughs, probably a few tears, and countless ordinary days that you don't realize are the good old days until they're behind you.

For more than 30 years, this wasn't just their address.

It was home.

And that's something I never want to lose sight of in this business.

When someone asks me to sell their home, they're not just trusting me with one of their largest financial assets. Sometimes they're trusting me with a place that holds an entire chapter of their life.

I get to hear those stories. I get to learn what made that house special. And then I get the responsibility of helping them close that chapter and hand it over to someone new.

This one was incredibly well cared for and even more well loved — and the market responded.

After 18 showings, multiple offers, and a lot of interest, 2404 Brookmar Drive officially sold for $430,000 — $30,000 over asking price. 🔥

I'm proud of that result.

But I'm even more grateful that this family trusted me to be a small part of the final chapter of a home that meant so much to them.
