Homes Selling at Lightning Speed in Mount Gretna
Mount Gretna homes have been flying off the market this summer—selling in just 3 days on average. That kind of swift movement highlights how quickly opportunities can come and go in our Central Pennsylvania communities. As someone who guides families through these fast-paced markets, I know how important it is to have a thoughtful strategy in place, whether you're buying or selling. Staying informed and prepared is key to making the most of these moments and finding the right place to build lasting memories.

U.S. Office Downturn: Where Investors Look
Recently, we’ve seen a shift in the real estate landscape: in the four weeks ending August 23, new listings across the US ticked up 0.4% week-over-week, and total homes for sale climbed 0.5%, marking the highest inventory levels since early Q2. At the same time, pending home sales dropped 1.1% weekly to a six-month low. High housing costs are keeping some buyers on the sidelines, even as more options become available. The median home-sale price now stands at over $400,000 (up 1.9% year-over-year), while average mortgage rates hover near 7%, approaching a 13-month high.

What does this mean for my clients in Central Pennsylvania and Maryland? Increased inventory and softer demand have created more buyer-friendly conditions. Active shoppers may find greater negotiating power—think price cuts or concessions—especially on homes that have been listed for several weeks. For sellers, realistic pricing is key; homes priced with today’s market in mind are seeing the best results. As always, my goal is to help families make informed decisions and find the right fit for their next chapter.

York County Sees Surge in New Listings and Buyer Activity
In July 2026, York County, PA experienced a notable uptick in both new property listings and buyer activity. As someone who helps families across Central Pennsylvania and Maryland find the right fit, I’m always encouraged by signs like this—more options and increased movement in the market can mean greater opportunities for both buyers and sellers. Navigating this level of activity takes a thoughtful approach to marketing, negotiations, and ensuring every detail is handled smoothly. It’s rewarding to see our local communities thriving as more people find the place they’ll call home.

US HOA Basics Every Buyer Should Know
We're seeing a notable shift in the market right now: new listings in the US have ticked up by 0.4%, and total homes for sale have climbed 0.5%. Both of these are at their highest levels since late Q1 and mid Q2. Meanwhile, pending home sales have dipped by 1.1%, hitting a six-month low as buyers face median home prices above $400,000 across the country. Financing costs remain in the mid-6% range, just a touch below recent peaks. Many buyers are pausing as they weigh economic uncertainty and watch for potential relief in mortgage rates.

For those actively searching, this environment is creating more room for negotiation—think price reductions, concessions, rate buydowns, or repair requests, especially on homes that have been listed longer. There’s a window of opportunity for buyers before activity could ramp up again later in Q3, while sellers who price their homes right from the start stand to benefit. As someone who lives and works in this market every day, I’m here to help families navigate these changing dynamics and find the right fit for their next move.
