The market is slowing down… but that doesn’t mean buyers have disappeared.🏡

According to NAR’s latest report, pending home sales fell 2.3% in July from June, while affordability continues to be a challenge with mortgage rates remaining elevated.

For buyers who are still shopping, there may actually be more room to negotiate right now.

That could mean asking for closing cost help, repairs, rate buydowns, or better terms instead of simply focusing on getting the seller to drop the price. 🤝🏠

At the same time, NAR points out that job growth could bring more buyers back into certain markets as affordability improves.

So while things may feel slower today, that doesn’t necessarily mean competition will stay this way. 👀

It’s another reminder that the real estate market isn’t the same everywhere.

National headlines can give you the big picture, but your local market tells the story that matters when you’re making a real estate decision.

"Just buy now and refinance later." Sounds easy, right?

Here's what that advice doesn't tell you. 👇

We hear this one a LOT, and honestly, we get the appeal. 😅

But refinancing isn't something you can just decide to do whenever you feel like it.

🧾 You'll have to qualify all over again.
📉 Rates might not drop when you're hoping they will.
🏠 Your home's value has to cooperate too.
💸 Life happens, and your finances can look different down the road.
💰 Even when refinancing IS possible, it usually comes with its own costs.

None of this means refinancing is a bad idea! 🙌

Plenty of homeowners do it successfully. It just means your home purchase shouldn't hinge on a "later" that isn't promised to anyone.

My advice? Make sure the payment works for your budget TODAY. ✅

If refinancing becomes a smart move down the road, awesome, take it!

But it should be a bonus, not the thing holding your whole purchase together. 💪
