1. Get your chimney clean before lighting up the fireplace or woodstove.
2. Change all the batteries in the smoke detectors.

One reason inventory is so low nationally is that many homeowners were able to lock in record-low interest rates in 2020 and 2021. Mortgage rates have skyrocketed since then, which means that homeowners who bought or refinanced with low-interest rates are reluctant to sell their homes and buy another with a mortgage with a much higher interest rate.

FHA loans and conventional loans are popular options among homebuyers, but which one is best for you? The common perception is that FHA loans are for first-time homebuyers and conventional mortgages are for more established buyers, well that’s not necessarily the case. Here are the factors to weigh when considering an FHA loan vs. a Conventional loan.

FHA Loan
- 3.5% Minimum Down payment
- Credit score of 580 or higher
- 50% or less debt-to-income ratio
- You have to live in the house as your primary home
- FHA appraisals are more stringent

Conventional Loan
- 3% minimum down payment
- Credit score of 620 or higher
- 43% or less debt-to-income ratio is ideal
- You can use a conventional loan to buy a vacation home or an investment property
