🎡🍁 If you're looking for something to do this Saturday, New England fair season has officially delivered.

After yesterday's 80-degree October weather, today's cooler temperatures are feeling a whole lot more like fall, and it's pretty perfect weather for some classic New England fair fun.

This weekend we've got:

🎡 Deerfield Fair
🍁 Topsfield Fair
🎃 Fryeburg Fair

Three iconic New England fairs, one great fall weekend.

Agriculture, animals, local vendors, giant pumpkins, rides, midway lights, fair food and all those traditions that make this time of year so much fun.

And it's one of the reasons I love talking about where I live and work.

Real estate isn't only about bedrooms, bathrooms and square footage.

It's about the life you get to live outside the front door. 🏡🤎

Here in Southern Maine and along the Seacoast, that means ocean days 🌊, beautiful small towns, foliage drives, apple orchards, pumpkin patches, and weekends spent at some of New England's best fairs. 🍂

Pick a fair, make a day of it and stay long enough to see those midway lights come on. 🎡✨

What is ACTUALLY happening in the Kittery real estate market right now? 🏡

You've probably seen the headlines about mortgage rates hovering around 7%.

And yes, that's a real affordability challenge.

Freddie Mac's latest weekly average for a 30-year fixed mortgage was 6.95%, while NAR's Chief Economist Lawrence Yun recently described roughly 7% as the near-term "new normal."

But mortgage rates are only one piece of the market.

Let's bring this home to Kittery. 📍

According to our latest residential MLS data for August:

🏡 38 active listings

📊 3.71 months of inventory, up from 2.87 last August

⏰ 51 average days on market, compared with 23 last August

💰 $825K median active list price

🔑 $407,400 median August sale price

That last number needs context:

Kittery is a relatively small market, so monthly numbers can swing substantially depending on which homes close.

Looking at the bigger picture, the 2026 YTD median sale price is $638,500, about 15% higher than the same period in 2025.

So what does all of this mean?

For buyers: higher rates are challenging, but increased inventory and longer market times can create more breathing room to shop, negotiate and make thoughtful decisions.

For sellers: homes are still selling, but this isn't a market where I'd assume you can put any price on a property and expect buyers to chase it.

Pricing, condition, presentation and strategy matter.

We're not in the market of 2021. We're not even in the market of 2025.

We're in the September 2026 Kittery market, and that's the market I want my clients making decisions from. 🌊🔑
