🏡🌊 MAINE HAS MORE HOMES FOR SALE THAN WE'VE SEEN SINCE 2019… BUT WHAT DOES THAT ACTUALLY MEAN HERE IN KITTERY?

Because you know me.

I'm not just sharing the headline.

I pulled the local numbers. 👀📊

Statewide, Maine inventory is finally opening up and giving buyers something we haven't had enough of for years:

CHOICES.

And right here in Kittery, we're seeing that shift too.

📊 3 months of inventory
💰 Homes sold at a median 99.5% of list price

So are buyers getting a little more breathing room?

YES.

Does that mean Kittery suddenly became a buyer's market?

NOPE. 😂

RPR still has us sitting on the seller's-market side of the spectrum.

And THAT is the part of this story I think matters.

For the last few years, buyers have been hearing:

“No inventory.”
“Nothing to choose from.”
“Multiple offers.”
“Move NOW or lose it.”

We're finally seeing some of that pressure ease.

But desirable homes in desirable Southern Maine communities are still selling.

Apparently we’re already in August… and I have questions. 😂☀️

I swear it was JUST July. I was celebrating my birthday, my anniversary, sneaking away for a little vacation… and suddenly we’re halfway through summer and real estate has me running in about 14 different directions.

And I kind of love it. 🏡❤️

I’ve been a little quieter on here this week because I’ve been busy doing the part of real estate that doesn’t always make the highlight reel:

Researching.
Learning.
Meeting with my broker.
Working through details.
Following up.
Hosting open houses.
Helping buyers and sellers.
And putting in the work behind the scenes.

Turns out, building a real estate business is a lot like building a really good cocktail. 🍸

The finished product might look effortless, but there’s a whole lot of prep, precision and attention to detail happening behind the bar. 😉

And lately? I’ve been deep in the prep.

I’m grateful for every conversation, every introduction, every person who has trusted me with a question, every open house visitor, every referral and every opportunity that has come my way.

So while I fully intend to squeeze every possible beach day, patio night and gorgeous coastal Maine sunset out of summer, I’m still here, and I’m still working hard for my clients.

The latest real-time market report for Kittery’s single-family home market shows a market that still favors sellers slightly, but is becoming increasingly selective.

🏡 Median list price: $925,000

📍 Active inventory: 15 homes

📐 Median price per square foot: $433

⏳ Median days on market: 49

📉 Listings with price reductions: 53%

📊 Market Action Index: 39

The Market Action Index declined from 43 last month to 39, while inventory increased. This indicates that supply is improving and buyer demand is not absorbing available homes as quickly as it was previously.

For buyers, this may create additional choice and negotiating opportunity.
For sellers, it reinforces the importance of strategic pricing, thoughtful preparation, and strong marketing from the first day on the market.

That does not mean every home is suddenly negotiable or that competition has disappeared, especially here along the Southern Maine and New Hampshire Seacoast.

But we are seeing signs of a more balanced market:
