A few reasons living in York County, PA right now is hitting different. 👉

There's something about the way this place shifts into summer that always catches me off guard. The pace picks up, the list of spots worth hitting gets longer, and everything from Downtown York to the Rail Trail feels like it's finally back in motion.

I've been making a real effort lately to actually slow down and enjoy what makes summer here so good—farmers markets, small-town festivals, and those golden-hour evenings out in the boroughs.

Honestly, there's no wrong answer. It really comes down to the kind of lifestyle you're after and how much you want to make the place your own from day one.

🔨 Newer builds are the move if you want lower maintenance, better energy efficiency, and something you can settle into without lifting a finger.

🏡 Resale tends to win on established neighborhoods, character, and usually a better location for the price.

The second the weather hits that first real-deal 75° sunny day, every patio at a local brewery or family spot is packed.

Everyone jokes about Route 30 traffic (and somehow we’re all still surprised every time).

And somehow a “quick trip” to Nixon Park turns into an all-day adventure.

It’s always bittersweet after working with people you really enjoyed being around & their house is officially SOLD 🪧🏡 🥺. From first time homebuyers ➡️ using their equity to level up ⬆️ - I’m enjoying the second time around for clients just as much as the first time, & I really enjoy 1st time homebuyers!!!
