Deborah Glatz, Licensed Real Estate Salesperson Deb Delivers Dreams

My Personal Real Estate Commitment:
I sincerely believe that everyone deserves to have the home of their dreams.

I strive every day to provide the finest professional service targeting the individual client’s personal needs, enabling them to make the move that makes them happy. My career with Verizon and NYP/Hudson Valley Hospital-Cancer Center taught me to truly listen and communicate with my clients. As a Realtor, these skills are crucial in helping others and guiding them through one of the most exciting and sometimes stressful times of their lives. My ability to communicate openly and clearly, to stay on top of all the details, handling issues that may arise, while continuing to keep the needs of my clients front and center is what sets me apart. Helping you to achieve your Real Estate goals is my focus and satisfied clients is the result! Growing up in Yorktown, I graduated from Lakeland High School as well as Mercy College. Our family is 4th generational locally. Throughout the years, I’ve been a PTSA VP Executive, a Fundraising Chair and a Town Recreation basketball coach for 8 years. My passion to volunteer shows when I was one of the founders for the Putnam County Food Pantry and the NYP Organic Garden. Having bought and sold many of my own properties in Westchester, Putnam and Dutchess counties for over 20 years, I was able to put my real estate experience to work for my family. I found my daughter and her husband, as well as my son, their very own dream homes. They are nearby so my husband and I get to spend precious time with all of them and our new granddaughter. This hands-on experience has given me expertise in all aspects of the real estate world – selling, marketing, staging to sell, buying, building design, inspection requirements, etc. Being able to share this knowledge translates to satisfied clients. My clients tell me I am patient, caring, thoughtful, and go above and beyond. These traits, combined with my strong knowledge and know-how, mean you will receive outstanding service. I am very proud to have been recognized with the International Diamond Society award which means I rank in the top 12% of 92,000 Coldwell Banker agents worldwide! The next few pages will show you what I can do for you, combined with Coldwell Banker’s superior name recognition, the power of my marketing strategies and data systems I utilize within the company. Areas of Service: Westchester, Putnam, Dutchess, Orange, Ulster, Rockland

Before a home goes on the market, I would not start by asking, 'What can I renovate?' I would start with, 'What could make a buyer hesitate?'

Small friction points can shape the way a home feels during a showing. A sticky door, dim hallway, crowded entry or room with no clear purpose can create doubt even when the house is fundamentally solid.

My pre-listing priority would be:

• Make movement through the home feel easy
• Give each room a clear function
• Handle visible maintenance before cosmetic extras
• Improve lighting where spaces feel dark
• Remove clutter that hides storage and scale

The goal is not to make the home perfect. It is to make it easier for buyers to understand, trust and imagine living in it.

A smart home search does not stop at the property line. The neighborhood becomes part of your daily life the moment you move in.

Before getting attached to a house, spend time thinking about the routines that happen outside of it. Where will you buy groceries? How will your commute feel? Are the streets comfortable for your lifestyle? Does the area give you access to the things you actually use?

A gorgeous kitchen may win you over during a showing, but location shapes ordinary Tuesdays, weekend plans, and the way a home fits into your life for years.

I encourage buyers to visit an area at different times and experience it beyond the listing photos.

The right house matters. The right surroundings matter too.

Save this reminder for your next home search.

The showing may end when buyers walk out the door, but the decision usually does not. Later that evening, they are comparing photos, replaying the layout, remembering the details, and deciding which home deserves a second look.

That is why a strong showing experience is about more than making one room look great. The entire home should feel consistent and easy to understand. Clear walkways, uncluttered surfaces, comfortable room flow, and good lighting help buyers remember the property for the right reasons.

A home that photographs well gets attention. A home that feels good in person stays in the conversation.

For sellers, that second impression matters just as much as the first.

If you are preparing to list, send me a message and let’s talk about the details buyers remember.

The most interesting interiors right now are moving away from spaces that feel overly polished and toward homes that feel warmer, softer, and easier to live in.

Natural wood, stone, textured fabrics, warm neutrals, and gently curved details can add character without making a room feel tied to one short lived trend. The result is a space that feels collected rather than staged.

If you are updating your home, you do not have to redo an entire room. Start with one change that shifts the mood, such as warmer lighting, a natural wood accent, or a softer neutral on the walls.

Good design should make a home more enjoyable to live in, not simply more impressive to photograph.

Which feels more like home to you: warm and natural or crisp and modern?

One of the most useful rooms in a home may be the one without a permanent job.

A flexible space can become an office on Monday, a guest room on Friday, a homework zone during the school year, or a hobby room when life changes again. That adaptability is increasingly valuable because buyers are thinking beyond the way a home looks today. They are considering how it can work five years from now. A room on the main level could become a bedroom for a person unable to navigate stairs.

When touring, do not automatically dismiss the “extra” room because it lacks an obvious purpose. Look at its size, privacy, storage, natural light, and connection to the rest of the home.

A little flexibility can make a floor plan feel much more useful without adding another square foot.

Which space would you choose: home office, guest room, or bonus room?

Home equity is one of those real estate terms people hear often but do not always connect to their own plans. Simply put, it is the portion of your home that you own, and over time it can become an important part of your financial picture.

For some homeowners, equity may influence a future move, a downsize, or the ability to purchase a different type of property. The key is understanding what your position looks like before you begin making decisions.

As Franklin D. Roosevelt said, “Real estate cannot be lost or stolen, nor can it be carried away.”

A home is personal, but it can also be part of a much bigger long term strategy.

Curious about where your current home may fit into your next move? Send me a message and let’s start the conversation.

Fall has a way of exposing the little maintenance jobs that were easy to ignore all summer. Before cooler weather arrives, a quick home check can help prevent small issues from becoming inconvenient ones later.

For this week’s checklist, take a look at five areas: gutters, roof edges, HVAC filters, window seals, and exterior doors. You do not need to be an expert to notice something that looks loose, worn, clogged, or overdue for attention.

Routine maintenance is not the glamorous side of homeownership, but it is one of the smartest habits an owner can build. A well cared for home is easier to enjoy today and easier to present when it is eventually time to sell.

Save this reel and use it for your September home check.

Your first home does not have to check every box you will ever have. It simply needs to make sense for the chapter you are in now.

First time buyers sometimes put pressure on themselves to find the forever house on the first try. That can make a realistic search feel disappointing before it even begins. A better question is whether the home supports your current priorities while giving you a comfortable path forward.

Maybe that means fewer bedrooms in a stronger location. Maybe it is a townhouse instead of a detached home. Maybe the perfect starter home simply gives you room to build equity and learn what matters most to you as an owner.

You are not choosing your entire future in one purchase. You are choosing your next step.

If buying your first home is on your radar, send me a DM and let’s talk through the process.
