🏠 Hampton Roads Real Estate Market Update – February 2026
The latest market data from the Real Estate Information Network (REIN) is out, and it’s showing strong momentum as we move toward the spring market. Here’s what the numbers mean if you’re thinking about buying or selling in Hampton Roads.
More Homes Available:
Active listings are up 3.66% compared to last year. Inventory is still limited overall, but buyers are starting to see a few more options than earlier this year.
Buyer Activity Is Increasing:
Pending sales jumped 12.06% year over year. One major factor is mortgage rates dipping below 6%, bringing many buyers back into the market after waiting on the sidelines.
Home Values Continue to Rise:"
The median sales price reached $355,000, which is a 2.60% increase from last February. For homeowners, this means property values and equity are continuing to grow.
Homes Are Selling Faster:
The median days on market dropped from 41 days in January to 30 days in February. As we head into the spring season, well-priced homes are moving quickly.
Still a Seller’s Market:
The Month’s Supply of Inventory is 2.14, and a balanced market is typically around six months. That means sellers still have an advantage, but buyers are becoming more active as well.
