A closing on my birthday? Can’t be mad at that—especially not when it’s for a client like Maddi.

She was an absolute JOY to work with. When we first started shopping, she had a pretty clear idea of what she wanted… but as we explored more, her vision evolved. We pivoted—and almost immediately found the perfect home for her.

Throughout the process, Maddi kept apologizing, worried she was being “annoying”—but truthfully, it was the exact opposite! Her honesty and openness about what she wanted made it so much easier to advocate for her and represent her the right way. And as agents, that’s all we can ask for.

Not only did Maddi land a condo she’s genuinely excited about, but the deal she got? Unmatched.

✅ $11,000 in seller credits
✅ $15,000 in instant equity
✅ Home warranty paid for by the seller
✅ Appliance voucher for Lowe’s
✅ Money back at the closing table

In other words… she got paid to buy a house.

Happy birthday to me—and even happier new beginnings to Maddi!

Touring homes is exciting, but being prepared makes all the difference! Here’s what to know before stepping inside:

✅ Know your budget: Get pre-approved so you tour homes within your price range.

📍 Location matters: Think beyond the house—consider commute times, amenities, and schools. Not only is it more convenient, but you'll be thankful for choosing a great location if you decide to sell later down the line.

📑 Look past the staging: A beautifully staged home is great, but focus on layout, structure, and potential. Is there flexibility to get creative with the space in any way?

🔎 Check the details: Notice things like storage space, natural light, and maintenance needs. It's easy to gloss over those details on the first few showings, so be sure to have a hawk's eye with these details to prevent issues later down the line. And in some cases, you can even negotiate this into the offer.

🤝 Bring the right mindset: No home is perfect, but the right one will check your most important boxes! Be willing to compromise in one area or another. You can always make a house your home with small refinements and time!

Did you know that pricing your home correctly from day one is key to attracting serious buyers and maximizing your sale?

Here's why:

📊First impressions count: Overpricing can lead to fewer showings and a longer time on the market, which can make buyers skeptical.

💰The right price gets you top dollar: A well-priced home often sells faster and, in some cases, even sparks multiple offers.

⏳Avoid price drops: Homes that sit too long often require price reductions, making buyers wonder if something is wrong.

A lot of buyers are asking the same question right now: Should I wait for home prices to drop?

I get it—no one wants to buy at the wrong time. But here’s the reality:

✔ Home prices aren’t dropping everywhere. Some markets are still appreciating.
✔ Interest rates matter more than prices. Even a small rate increase can add hundreds to your monthly mortgage.
✔ Inventory is still tight. The best homes are selling fast, and waiting could mean missing out.

If you’re serious about buying, let’s go over your options. The best time to buy isn’t about timing the market, but instead, it’s about timing your life.

Want to sell your home for top dollar? Then don’t make this mistake.

The biggest issue I see? Overpricing. Sellers often think they can list high and ‘see what happens.’

But here’s what actually happens:

❌ Fewer buyers show interest
❌ The home sits on the market longer
❌ Price reductions make the home look less desirable, leaving prospective buyers wondering… ‘what’s wrong with this place?’

The key? Pricing it right from the start.

A well-priced home gets more attention, more offers, and often sells faster (and for more!). If you’re thinking about selling, you’ll need the right strategy for your unique home and market.

Caption: I get this question a lot: Is it better to rent or buy right now? The answer depends on your goals.

🏡 Buying might be right if…

✔ You plan to stay in the home for 5+ years
✔ You want to build equity instead of paying rent
✔ You’re financially ready for homeownership costs

💼 Renting might be better if…

✔ You need flexibility to move
✔ You live in a high-cost market
✔ You prefer fewer upfront expenses

Both have advantages (and disadvantages), and there’s definitely no one-size-fits-all answer.

If you’re thinking about buying or selling, you’re probably wondering—where are home prices headed?

Over the past year, prices have shifted in different markets. Some areas are cooling off, while others are still climbing. The reality? Real estate is local. What’s happening in one city isn’t the same everywhere.

If you’re waiting for the ‘perfect’ time to buy or sell, let’s talk. I can break down what’s happening in your area and help you make the smartest move for your goals.

Budgeting for a home? Don’t just calculate your down payment—factor in these often-overlooked costs:
📉 Closing costs – Expect 2-5% of the home price for lender fees, appraisals, and more.
🛠️ Maintenance & repairs – Homeownership means unexpected fixes. So, be sure to budget for yearly upkeep!
🏡 Property taxes & insurance – These can rise annually, especially in high-growth areas. Make sure there's some wiggle room in your budget to support these changes.

"Wait for the perfect market conditions"—we’ve all heard this advice. But in real estate, waiting could end up costing you more than acting strategically.
⏳ Timing vs. interest rates: Buyers focused on timing often overlook affordability. Locking in a lower rate now might save more than waiting for a price drop.
💼 Market cycles: Historically, spring sees much higher competition, but motivated sellers in summer and fall may offer better deals.
📍 Location matters: A “hot” national market doesn’t mean your local market is overpriced. Real estate is hyper-local.

It’s April Fools’ Day, but these real estate myths are no joke!
🚫 You need 20% down to buy a home – Actually, many loans allow as little as 3% down, and some even offer 0% for qualified buyers.
🚫 Spring is the only time to sell – Although spring is a busy time of year, homes sell year-round, and less competition in other seasons can really work in your favor.
🚫 The lowest mortgage rate is always the best – Loan terms matter just as much as the rate itself.
…and that’s just the tip of the iceberg.
Knowing the facts can help you make smarter real estate decisions. Need clarity on something? Let’s talk!
