This is one of those issues that really hits home for me, because I see the stress and financial strain it puts on my clients far too often.

Being a REALTOR® isn’t just about contracts and closings for me. It’s about protecting people through one of the biggest financial decisions of their lives. Over the past few years, I’ve watched buyers and sellers get blindsided by insurance decisions that feel unfair, arbitrary, and completely disconnected from the reality of their homes.

I’ve had sellers do everything right—maintain their homes, fix issues as they arise, keep a roof that’s fully functional and leak-free—only to be penalized because the roof is over 15 years old. That can cost them buyers, negotiations, and sometimes thousands of dollars they never expected to spend.

For buyers, it’s even harder to watch. I’ve seen families finally get to the closing table, feel that relief, and then weeks later receive notice that their insurance is changing or being pulled altogether—based on assumptions, not inspections. When decisions are made using satellite images or drones, something as small as moss or discoloration can suddenly put their entire coverage at risk.

That kind of uncertainty affects real people. It affects affordability, peace of mind, and the sense of security that homeownership is supposed to provide.

This is why advocacy matters to me. Our clients deserve insurance decisions based on actual condition and facts, not blanket rules that don’t reflect how homes truly age or perform. I’m grateful to see this issue being addressed, because it’s long overdue—and because homeowners deserve better.

❄️ Winter Weather Alert – Take Action Now ❄️
After Friday evening, temperatures are expected to drop below freezing, with heavy snow this weekend and daytime temps staying below freezing for at least the next 7 days. That combination can be especially hard on homes if a few precautions aren’t taken ahead of time.
Things to do now to help prevent frozen or burst pipes:
• Install insulated covers on all exterior hose bibs
• Make sure well houses are properly insulated
• Use thermostatically controlled heaters or heat tape on exposed pipes (especially in crawlspaces and well houses)
• Disconnect hoses and shut off exterior water lines if possible
• Open cabinet doors under sinks to allow warm air to circulate
• Drip faucets overnight when temps are at their coldest
• If you’ll be away, keep the heat set no lower than 55°F
If the worst-case scenario happens and you experience a freeze or burst pipe, reach out to your trusted local plumber as soon as possible. For those in Gloucester, I’ve personally had good experiences with Hodges & Bryant, they were able to help me when I have a frozen pipe in my well house last winter! If you have a favorite plumber that serves other areas of Hampton Roads with a call out service, tag them in the comments!

A little home-buying story ✨

Some home searches happen quickly, while others take time. Brandon and I have been working together for almost a year to find the right home. Along the way we saw several possibilities, but none that truly checked all the boxes. And when you’re purchasing your first home, those details matter.

One of the things I really value in my work is being able to support my clients wherever their search leads them, even when we expand into areas that are less familiar to me. (Or break my ‘two bridges a day’ rule 😂) For this purchase, I was very thankful to collaborate with Clay Patchett, whose knowledge of the Surry area was incredibly helpful in finding the right fit for Brandon.

On the lending side, Jeff Evans Mortgage Banker NMLS: 476391 with Atlantic Bay Mortgage did an outstanding job guiding the financing — securing USDA financing and even a grant to help make this first home purchase possible. Having the right team truly makes a difference.

After patience, perseverance, and a lot of thoughtful decision-making, we finally found a home that looked perfect! But in true real estate rollercoaster fashion…. The seller accepted another offer before we could see the home. However we still went to see it and my client loved it so much that we submitted a back up offer.

Less than a week later the listing agent called to see if my client was still interested as the original buyer decided to back out out of their purchase! My client swiftly responded that yes absolutely and we went under contract. The rest of the transaction went as smooth as it could possibly have been all the way up to closing.

This one started with a phone call I’m so glad I picked up. My buyer had reached out to a few other agents to see a home… and shock horror (but also unfortunately not surprising) no one called him back. When he reached out to me, we connected right away and got to work.
