This is one of those issues that really hits home for me, because I see the stress and financial strain it puts on my clients far too often.
Being a REALTOR® isn’t just about contracts and closings for me. It’s about protecting people through one of the biggest financial decisions of their lives. Over the past few years, I’ve watched buyers and sellers get blindsided by insurance decisions that feel unfair, arbitrary, and completely disconnected from the reality of their homes.
I’ve had sellers do everything right—maintain their homes, fix issues as they arise, keep a roof that’s fully functional and leak-free—only to be penalized because the roof is over 15 years old. That can cost them buyers, negotiations, and sometimes thousands of dollars they never expected to spend.
For buyers, it’s even harder to watch. I’ve seen families finally get to the closing table, feel that relief, and then weeks later receive notice that their insurance is changing or being pulled altogether—based on assumptions, not inspections. When decisions are made using satellite images or drones, something as small as moss or discoloration can suddenly put their entire coverage at risk.
That kind of uncertainty affects real people. It affects affordability, peace of mind, and the sense of security that homeownership is supposed to provide.
This is why advocacy matters to me. Our clients deserve insurance decisions based on actual condition and facts, not blanket rules that don’t reflect how homes truly age or perform. I’m grateful to see this issue being addressed, because it’s long overdue—and because homeowners deserve better.
